Contractors’ notes for Clapham

Central London is about 48 miles from Clapham. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, which keeps mastic packages in demand. Clapham sits in one of the drier corners of the country, the South East. Winter mornings still bring frost and condensation on frames and panels, which is why external dates are agreed with the site manager.

When a school such as Clapham and Patching CofE Primary School is extended or refurbished, the mastic package is often squeezed into the holidays. Extensions at sites like Goring Hall Hospital (2.5 miles south of Clapham) typically sit beside working departments, and the mastic follows strict access rules. Older buildings in the area around Clapham, such as Ecclesden Manor, 1.5 miles to the south-west of Clapham, need care when sealed: the product has to suit soft or historic materials.

Clapham is about 3 miles north-west of Worthing, in West Sussex. Any commercial site in Clapham is covered, whether it’s a single job or part of a planned programme. 373 places across West Sussex fall within our area, Clapham among them. Brighton is covered too, some 14 miles away.

Postcode districts covered here: BN13. Buildings on The Street, Long Furlong and Church Close are within our area for facade joints. You will find Clapham on or near the A280, so getting applicators and materials to site is simple. If your building is just outside Clapham, we cover Patching (1 mile north-west), Cote (1 mile east), Hammerpot (2 miles west), Durrington (2 miles south-east) and Hangleton (2 miles south). Further afield, our area takes in Worthing (3 miles south-east), Bognor Regis (11 miles west), Chichester (14 miles west), Littlehampton (4 miles south-west), Shoreham-by-Sea (8 miles east) and Lancing (6 miles east).

How we handle facade sealing in Clapham

External sealing depends on the weather more than most trades. The sealant needs a dry joint and temperatures inside the maker’s limits, and cold, damp starts can delay work. We build that into the programme and tell you if the forecast changes the plan. If you’re dealing with hard, chalky sealant that no longer flexes and failed sealant on precast panel joints, we can help, on coping and flashing joints, perimeter joints where frames meet the structure and shopfront frames alike. A single leaking joint is often how a building in Clapham first comes to us: we look at the rest while we are there and tell you what we find.

Around smaller places like Clapham, building work usually means conversions of farm buildings, a few new houses or an extension to a hall or school. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

Our workmanship is guaranteed for 12 months, in Clapham as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

Questions we’re asked in Clapham

Is Clapham too small for you to travel to?

Not at all. Clapham is within our area. London and every South East county are within our area. Good photographs up front let us bring everything on the first visit.

Can you work at a site such as Gosling Croft Business Centre, by Clapham?

Yes. Our area takes in Clapham and its surroundings, with estates and business parks such as Gosling Croft Business Centre included. Photos and a short description are enough for a first look.

Can you find out why a window is leaking?

Yes. Photos help, and you can phone 01277 525 020 or use the quote form to arrange a visit. Failed perimeter sealant is a common cause, but not the only one, and we’ll be honest about which it is.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Is old mastic on our building likely to contain asbestos?

In older non-domestic buildings, old sealant can contain asbestos. Check the asbestos register or survey before it is disturbed. We don’t remove asbestos-containing materials.

Do you offer coloured sealant?

It depends on the product specified. Some ranges are wide, others limited, so the available colours are confirmed with the quote.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

Our process

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. Jobs in and around smaller places like Clapham are normally planned as a single visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. We look at the joints, the drawings and the access before pricing.
  2. Failed sealant is cut out along its full length.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Site staff or a sealant specialist?

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.

Quoting for work in Clapham

A fixed quote reflects the actual work. It takes account of:

  • Site requirements such as inductions and permits
  • How much existing material needs removing
  • How much there is to seal
  • The size and state of each joint

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we will price your job on its own details.

Before you send an enquiry

There’s no need for a formal survey. A few details are enough to get going:

  • Your programme or deadline
  • The product your specification calls for
  • What the building is and how it’s used
  • Anything awkward about access or site hours

Pricing a project or setting a maintenance budget? We’ll quote against your scope and drawings you can plan around. For a chat about it beforehand, speak to us on 01277 525 020 or email the details over.

What the job involves on each surface

Precast concrete panels

Precast arrises sometimes crumble or carry old residue. We clean back to sound material and flag edges that need repair before sealing.

Coping and flashing joints

Where the specification calls for sealant at copings or flashings, we can seal them. They sit in the most exposed positions on the building.

What we can’t put right

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Providing access systems for the work
  • Joints too narrow for the movement they take, which need redesign
  • Render or concrete edges that have broken away

If you’re not sure, just ring 01277 525 020 or email the details over and we’ll give you a straight answer before you book.

What we seal

  • Window and door perimeters
  • Stone and brick facade joints
  • Shopfront frames
  • Coping and flashing joints
  • Cladding panel joints
  • Perimeter joints where frames meet the structure
