Facade sealing across Hammerpot

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Facade sealing in Hammerpot, done properly

Our facade sealing work covers external facade joints, window and door perimeters, cladding panel joints and the perimeter joints where frames meet the structure on offices, blocks and industrial units. Where sealant is the specified fix, we also take on coping and flashing joints. Site teams most often ask us about weathered joints at frame-to-structure perimeters and new sealant peeling off old mastic, across cladding panel joints, window and door perimeters and perimeter joints where frames meet the structure. Most enquiries from Hammerpot start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Conversions of older rural buildings near smaller places such as Hammerpot bring stone, flint, brick and timber up against new glazing. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

How a job runs

Where the site stays busy, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then handed back before the next one starts. Rural sites near Hammerpot may need directions, gate codes or a contact on site. Send that with the details and we’ll confirm the plan with the quote.

  1. We start with photographs, drawings or a visit to see the joints and agree access.
  2. Product choice follows the joint’s movement and substrate.
  3. Failed beads are removed in full and the joint faces cleaned.
  4. Primer is applied where the maker specifies it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. The finished joints are checked with you.

Preparing the site

  • Arrange parking or a loading space
  • For older buildings, check the asbestos register before work
  • Tell staff and tenants when we’ll be in

What the job involves on each surface

Precast concrete panels

Precast panel joints have to absorb thermal and structural movement. A sealant of the right movement class goes in over backing rod, primed where the maker specifies.

Window and door perimeters

Frames grow and shrink with temperature, and the perimeter joint has to follow. The rod limits depth, leaving the bead able to flex as the frame moves.

Common questions from Hammerpot clients

Is Hammerpot too far out for you?

Not at all. Hammerpot is within our area. London and every South East county are within our area. Good photos up front let us bring everything on the first visit.

Does the sea air around Hammerpot change the choice of sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. We check the specified product suits the exposure and pay close attention to preparation.

Which sealant do you use on facades?

Low-modulus, neutral-cure silicone suits many facade and perimeter joints. Some joints call for hybrid, PU or polysulphide instead, depending on the substrate and the specification.

Do you need to see the site first?

It depends on the job. Simple work can often be priced from photographs, and bigger or more complex jobs normally get a visit.

Is colour matching possible?

It depends on the product. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

Can you find out why a window is leaking?

Yes. We look at the perimeter sealant and tell you whether it has failed before quoting. If the water seems to come from a roof, sill or the glazing unit instead, we say so.

What hours do you work?

The office is staffed Monday to Friday, from 8am until 5pm. Let us know your site hours and access windows, and the work will be planned around them.

When to call us in Hammerpot

New sealant run over old sealant rarely holds. Cured silicone won’t accept a new silicone bead, and the patch soon lifts.

Most enquiries start with something like this:

  • Gaps between rainscreen or cladding panels
  • Unsightly perimeter sealant on a visible elevation
  • Old perimeter mastic that has dried out
  • Leaks at window and door perimeters

Older buildings in the area around Hammerpot, such as Ecclesden Manor, which lies south-east of Hammerpot, need care when sealed: the product has to suit soft or historic materials.

What to look for in a quote

  • Their plan for phasing and protecting the area
  • What the guarantee covers, and for how long
  • Are they CHAS accredited or on Constructionline?
  • Will failed sealant be removed rather than covered?

Questions to ask before you appoint anyone

Building and refurbishing in Hammerpot

The sea is no more than about 3 miles from Hammerpot. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so we check the specified product suits the exposure before the first bead. Hammerpot lies roughly 49 miles out from central London. Construction around the commuter belt mixes station-side flats with refurbished offices and units, which keeps mastic packages in demand.

On a healthcare site such as Zachary Merton Hospital, which lies south of Hammerpot, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully. For a contractor at a hotel such as Angmering Manor Hotel, 0.9 miles south of Hammerpot, the mastic often has to be finished before a reopening date.

Should maintenance staff do it?

Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

When something else is needed

Some faults sit outside our scope, and we say so rather than covering them up:

  • Replacing glass or failed glazing units
  • Joints too narrow for the movement they take, which need redesign
  • Arranging specialist high-level access, which is planned with the client

If in doubt, give us a call on 01277 525 020 or email us and we’ll say what we think before you book.

Why act early in Hammerpot

Patch repairs over old sealant tend to come back. A full cut-out and fresh bead is the repair that holds. One visit to deal with every failing joint makes more sense than several trips to a place like Hammerpot, rather than one at a time. Send photographs of each area and we will quote for the lot.

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.
