Facade sealing in Braehead and Broomridge, done properly

Our facade sealing work covers external facade joints, window and door perimeters, cladding panel joints and the perimeter joints where frames meet the structure on commercial buildings in Braehead and Broomridge. Coping and flashing joints are included where sealant is the specified fix. We work on coping and flashing joints, perimeter joints where frames meet the structure and stone and brick facade joints, and what we’re called in for most is failed seals around shopfront and entrance frames and air leaks through failed facade joints. One point of contact handles commercial sealant work in Braehead and Broomridge from the first photographs to the final walk-round, for single jobs and planned programmes alike.

Construction around smaller Scottish places like Braehead and Broomridge is often one-off schemes: a school, a health centre, a hotel extension or a few houses. The mastic still needs to suit exposed elevations and Scottish weather.

We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant.

Questions about Braehead and Broomridge

Is Braehead and Broomridge too far out for you?

Not at all: smaller places are covered as well as towns. Every Scottish council area is within our area. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

Is hospital work, at somewhere like BMI Kings Park Hospital, something you do?

Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Do we need an asbestos check before resealing?

In older non-domestic buildings, old sealant can contain asbestos. Check the asbestos register or survey before it is disturbed; if it’s suspected, work stops until it has been tested. Removal of asbestos isn’t something we do.

Do you guarantee your work?

Yes, for 12 months. If a joint fails because of how we installed it, we come back and put it right.

What hours do you work?

Give us your site hours and any access windows in your enquiry, and we will schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.

Does weather matter for sealant work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Our process

Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then handed back before we move to the next. Tell us who will meet us and how to get in at your building near Braehead and Broomridge. That goes into the plan alongside the quote.

  1. We look at the joints, the drawings and the access before pricing.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. We walk the finished joints with you before handing over.

Preparing the site

  • Arrange parking or a loading space
  • Flag any permit to work we’ll need
  • Send asbestos survey details if the building is pre-2000

Maintenance after handover

Regular inspection catches problems early. In particular:

  • Add perimeter sealant to planned maintenance checks
  • Share access with other external trades
  • Keep pressure washers away from fresh sealant
  • Clear debris that holds water against joints

Blocked sills and gutters push water at the joints. Sealant copes better when water runs off the facade as designed rather than sitting against the joints.

Deal with sections that fail early as soon as they show. A few metres resealed promptly can stop water damage spreading behind the facade.

What the job involves on each surface

Coping and flashing joints

Sometimes the coping or flashing itself has failed. Where the issue isn’t the sealant, we say so.

Window and door perimeters

Window and door perimeters make up most facade sealing work. A low-modulus, neutral-cure product suits most frame-to-wall joints.

Site staff or a sealant specialist?

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Why it’s worth doing now in Braehead and Broomridge

Patch repairs over old sealant tend to come back. A full cut-out and reseal costs more on the day but lasts much longer. For buildings near Braehead and Broomridge, dealing with all the failing joints at once saves return trips. Send photos and we’ll quote for everything together.

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.
