Floor joint sealing in World's End

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Maintenance after handover

Once the work is signed off, a little attention goes a long way:

  • Sweep debris out of open joints until they can be filled
  • Ask drivers not to drag forks or pallets
  • Keep photographs of joints that look like they’re failing
  • Allow for topping up joints as a new slab settles

Dragged forks and pallets gouge joints and edges alike. Steel tines will mark a good joint over time.

A broken joint on a main route is crossed by every truck on that route. Early treatment protects wheels, loads and drivers as much as the floor.

How we handle floor joint sealing in World's End

Some joints reach us with their edges already broken. A filler laid against broken edges has nothing sound to grip, so if the edges need repair before any filling, we’ll say so and leave that decision with you. The enquiries we see most involve flexible sealant torn out by wheels and drivers complaining about joints on a route, on construction joints, saw-cut induced joints and loading bays. Whoever orders the work in World's End, the brief is normally the same: a clear scope, tidy work and joints that don’t fail again.

London’s floor joints are concentrated in warehouses and trade units, car parks, podiums and decks. In World's End, as everywhere in London, access, loading and the ULEZ all come into the plan.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant.

Doing it in-house

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Questions about World's End

Do you take on work at healthcare sites like Chelsea and Westminster Hospital?

Yes. Healthcare sites are among the places we work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Can you work in a London building with booked loading and goods-lift slots?

Yes, most London buildings have access rules of some kind, and we plan around them. Say when the building is occupied and when it’s quiet, and we will plan accordingly.

Will you just go over the old sealant?

No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Do you repair broken joint edges?

Filling against broken edges doesn’t last. If the arrises have spalled, we’ll say they need repair before filling and set out how that affects the job.

How long do sealant joints last?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

Why has the filler pulled away from one side?

On newer slabs, the concrete keeps shrinking after the joints are filled and a stiff filler can separate down one side. It is normally dealt with by topping up.

Surface by surface

Forklift and pallet-truck routes

Joints on busy routes need a fill that sits flush and resists impact. We match the product to the wheel types and the traffic.

Construction joints

Construction joints, sometimes called day joints, mark where one pour ended and the next began. They can move more than saw cuts, and that shapes the product choice.

Why deal with it now?

Not every joint needs stripping out completely. Where existing filler is well bonded and the gap beside it is small, a full strip-out isn’t always needed, and we will say which joints need what. Getting scaffold, permits or access booked in World's End takes effort, so it makes sense to deal with every failing joint while access is in place.

A quote for floor joints depends on quantities, condition and access. Call for a quote.

What sealant work can’t fix

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • A floor that is out of level for the racking or trucks
  • A floor that rocks at the joints, which needs a structural fix
  • Cracks across panels caused by settlement or overload

If you’re not sure, just give us a call on 01277 525 020 or email drawings and photos and we will give you a straight answer.

Surfaces we seal

  • Joints along racking aisles

  • Retail and showroom floors
  • Loading bays

How a job runs

Tell us your site hours and access windows and we will plan around them. While we’re working, the area stays contained and tidy, and your contact hears from us before we move to the next area. In World's End, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. A floor survey records every joint, its edges and what crosses it.
  2. The treatment and the zones are set out in a fixed quote.
  3. Old fill and packed debris come out until both faces are sound.
  4. Dust is vacuumed out and primer applied where specified.
  5. The joint is filled to its specified depth and trimmed level.
  6. Zones reopen once cured and the work moves on.

Preparing the site

  • Explain the parking and delivery arrangements
  • Move anything stored against the joints
  • Agree which areas must stay open
