What sealant work can’t fix

Being straight saves everyone time. Fresh joints won’t solve:

  • Proprietary pre-formed expansion joint systems
  • Crumbling edges that would give a new bead nothing sound to grip
  • Joints too narrow for the movement, which need redesigning by the engineer

If in doubt, speak to us on 01277 525 020 or email a schedule or drawings and we’ll say what we think.

Surfaces we seal

  • Precast concrete panel joints
  • Car park decks and ramps
  • Brickwork movement joints
  • Blockwork control joints
  • Cladding panel joints
  • Podiums and floor movement joints

Expansion joint sealing in Woodlands

Buildings and slabs are never completely still: temperature, moisture, shrinkage and loading all make materials grow and shrink. Expansion and movement joints are built in so the structure can move without cracking and the seal across each one keeps out water and grit. Mastic Doctor reseals movement joints in brickwork, blockwork, concrete, cladding and floors on sites in Woodlands. Site teams most often ask us about water getting into the wall through a failed joint and chipped joint edges on forklift routes, across blockwork control joints, car park decks and ramps and brickwork movement joints. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Woodlands it comes down to the same thing: the right product in a properly prepared joint.

Older stone buildings in Scotland’s cities often have later extensions, with movement joints where old meets new. Those joints need a sealant with the right movement capability, sized to the gap.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

How the job changes by surface

Internal floor movement joints

Forklift and pallet-truck wheels break unsupported joint edges. We match the product to the traffic and the movement flagging broken arrises before sealing.

Podium joints

Podium decks are exposed and often trafficked. A sealant suited to both traffic and exposure is used.

Woodlands: questions and answers

Would you work within a site like West Glasgow Ambulatory Care Hospital?

Yes. Healthcare sites are among the places we work. Each area is agreed with the ward or department and the estates team in advance.

Does your area include sites such as Oakbank Industrial Estate, near Woodlands?

Yes. Estates, retail parks and business parks around Woodlands, Oakbank Industrial Estate among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.

Are you fully insured?

Yes. Our insurance certificate can be sent alongside the quote.

How do you choose the sealant?

Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Are you CHAS accredited?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Can you work to our specification?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.

Do you use silicone or polyurethane in movement joints?

We choose a sealant with a movement capability that suits the joint as set out in BS EN ISO 11600. Where two different materials meet, a hybrid sealant can be the better choice.

Why deal with it now?

Combining joint work with other maintenance reduces set-up costs. But joints already letting water in shouldn’t wait for a programme. Urgent joints now, the rest later, is often the sensible plan. In a tenement or shared city building, water from a failed joint can reach other owners’ property. Fixing it promptly keeps repairs small.

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Should maintenance staff do it?

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Diagnose, treat, sign off

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself typically takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing, and we clear our waste as we work. Give us the access times and building rules for your premises in Woodlands, and we’ll plan the work to suit, phased where areas need to stay in use.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. Old sealant and filler are cut out and the joint faces cleaned back to sound material, flagging any broken edges that need repair before sealing.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Joints that move: notes for Woodlands

Woodlands has at least three named business or industrial parks inside a 3-mile radius. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest. Being in the west of Scotland, Woodlands gets more rain than eastern areas. Open joints in car parks and yards let in more water than in drier areas. Dry spells are used for the external joints.

Phasing is what makes joint work possible on busy sites such as Finnieston Business Park (0.6 miles south-west of Woodlands): one bay, aisle or car park row at a time. A campus such as University of Glasgow Gilmorehill Campus, less than half a mile to the west of Woodlands, has long runs of movement joint in its buildings, decks and paving.

Common problems we fix in Woodlands

Car park decks and floors face loads that walls never see. Tyres and wheels press on the edges and the sealant, while grit and salts work into any gap. The product has to be suited to the traffic.

Look out for the following:

  • Water dripping through deck or ramp joints
  • Torn sealant in brick or block movement joints
  • Chipped joint edges on forklift routes
  • Debris jammed in movement joints

Estates like Oakbank Industrial Estate (0.6 miles north-east of Woodlands) combine warehouse slabs, yards and loading bays, all with joints under wheels.
