Expansion joint sealing in Spring Vale
Brickwork and blockwork walls have vertical movement joints at intervals, and they’re easy to miss until the sealant fails. Failed sealant here lets rain into the wall and can leave the joint full of debris. The old seal is cut away, backing rod goes in at depth, and a low-modulus masonry sealant is gunned and tooled, primed where the manufacturer specifies. If you are dealing with torn sealant in brick or block movement joints and joints where the bead has lost adhesion, we can help. Searching for sealant specialists in Spring Vale? We’ve been sealing commercial buildings since 2005.
Halls, schools and small commercial buildings near places like Spring Vale have movement joints in brick, block and concrete too. They’re easily forgotten until water gets in or an edge breaks.

Surface by surface
Internal floor movement joints
Warehouse and retail floors have saw-cut induced joints and construction joints. Trafficked floor joints often get a semi-rigid filler and a flexible sealant where the joint moves more.
Podium joints
Podium joints often sit within a waterproofing system. Where the specification calls for sealant, we reseal.

From enquiry to sign-off
Diagnose, treat, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. Jobs in and around smaller places like Spring Vale are typically planned as a single visit, so photographs and measurements up front really help. Then the right materials arrive with us.
- We start with photos, approximate lengths and any drawings, visiting where needed.
- We compare each joint’s width with the movement and the sealant’s capability, and flag anything that needs an engineer.
- Old sealant and debris are cut out of every joint.
- Any broken arrises or friable edges are flagged before work goes further.
- A sealant suited to the movement and traffic is laid to depth and tooled.
- Areas reopen once cured, and the work carries our 12-month guarantee.

Advice
Maintenance after handover
Your facilities or cleaning team can help the joints last. Share these points with them:
- Look over external and deck joints after a hard winter
- Put movement joints on the planned maintenance inspection round
- Reopen bays and walkways only after the stated cure time
- Clear dirt from joint lines during routine cleaning
On car parks, winter clearance can damage deck joint sealant. Lifting the blade at each joint avoids tearing the bead and a look at the joints after winter catches any damage.
A failed deck joint lets water straight through to the level below. That water often carries de-icing salts with it. Sealing the joint promptly stops it at source.
When it isn’t the sealant
Being straight saves everyone time. Fresh joints won’t solve:
- Damaged metal nosings or cover plates over a joint
- A joint that has to be widened or re-detailed before it can work
- Movement on a scale no sealant is meant to absorb
Not sure which it is? You can call the office on 01277 525 020 or email drawings and photos and we’ll tell you honestly before you book.

Common questions from Spring Vale clients
Does the sea air around Spring Vale change the choice of sealant?
It can. Coastal exposure works external joints harder than inland weather. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.
Is a smaller place like Spring Vale outside your area?
Not at all. Spring Vale is within our area. London and every South East county are within our area. Good photographs up front let us bring everything on the first visit.
Is any job too small?
Small jobs are welcome alongside larger packages. Send details for a fixed quote.
Do your applicators hold CSCS cards?
Yes. Should the site need card details in advance, tell us and we’ll confirm them with the quote.
Will you just go over the old sealant?
No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.
Does weather matter for sealant work?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
Are you CHAS accredited and on Constructionline?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Doing it in-house
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
