Expansion joint sealing for commercial buildings in Russland
Brickwork and blockwork walls have vertical movement joints at intervals, and they’re easy to miss until the sealant fails. Failed sealant here lets rain into the wall and can leave the joint full of debris. The old seal is cut away, backing rod goes in at depth, and a low-modulus masonry sealant is gunned and tooled with primer where the maker calls for it. Most enquiries involve new sealant over old, now failing and car park joints leaking onto vehicles below, on podiums and floor movement joints, precast concrete panel joints and cladding panel joints. Facilities teams, main contractors and managing agents in Russland tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.
Travel to smaller places like Russland is planned so the work is done in one trip where possible. Send photos, joint widths and details of the traffic first.
The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Questions we’re asked in Russland
Does a site in Russland have to shut while its joints are sealed?
Typically not: we work in sections and hand each one back once it has cured. We agree the sequence and timings with you before we start.
Will you travel to Russland on the island?
Yes. Islands are part of our area, Russland included. We group island work where we can and plan around the crossings.
Can the building stay open while you work?
Yes, as long as we plan it. Tell us your site hours and access windows and we’ll plan around them.
What happens if old sealant might contain asbestos?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.
Can you send site paperwork?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote.
Will you quote for a small job?
Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.
How soon can the area be used again?
That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.
What we are called out for in Russland
With no backing rod or bond-breaker in place, sealant grips the base of the joint too. Bonded on three faces, it can’t stretch evenly when the joint opens so backing is set before sealing.
Any of the following is a good reason to get the joints checked over:
- New sealant over old, now failing
- Water dripping through deck or ramp joints
- Arrises breaking up along floor joints
- Damp inside where a wall movement joint has failed
Once a joint near Russland opens up, grit and water get in and the edges start to break; we will tell you if the edges need repairing first.
What to look for in a quote
- Whether their applicators hold CSCS cards
- Their pre-qualification and accreditations
- The terms of the workmanship guarantee
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
From enquiry to sign-off
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. Where we can, we combine work around Russland with other jobs nearby, to make the most of each trip. Let us know if your dates have any give.
- We start with photos, approximate lengths and any drawings, visiting where needed.
- Joint widths and expected movement are checked against what the sealant can take, and flag anything that needs an engineer.
- Old sealant and debris are cut out of every joint.
- Edges are checked, and we tell you if any need repairing before sealing.
- The right sealant goes in at the right depth, bonded to the two sides only.
- Areas reopen once cured, and the work carries our 12-month guarantee.
Before we start on site
- Share your working hours and any access restrictions
- Point out parking and an unloading spot
- Agree which areas must stay open

Advice
Work for main contractors and building owners
For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, and our applicators hold CSCS cards.
Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so the building keeps working while we do.

How the quote is worked out
Quotes vary with the job. It mainly depends on:
- Distance, for remote addresses
- How much existing material needs removing
- How much there is to seal
- Specialist products, such as fire-rated or hygienic sealants
A quote for movement joints depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.
What to include in your enquiry
To price the job accurately, we need a clear picture of the site. Useful things to include:
- Clear photographs of the problem areas
- Anything awkward about access or site hours
- Specification clauses that apply
- The site address and postcode
Quotes are fixed against the scope you send, so the cost is agreed before work starts. To start the process, call the office on 01277 525 020 or email a schedule or drawings.
How the job changes by surface
Podium joints
Podium joints often sit within a waterproofing system. We reseal the joint where sealant is the specified fix and flag it if the membrane looks like the source.
Brickwork and blockwork joints
Masonry faces are often porous, dusty or crumbly. We clean them back to sound material and prime where the manufacturer specifies.
Slabs, ramps and loading bays in Russland
Russland is within about 1 mile of the coast. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, so it pays to keep them sealed. Russland is in the east of Scotland, which is drier than the west. Cold winters and gritting are hard on any yard or deck joint left open. Autumn is a sensible time to seal them.
For floors and slabs around Russland, the product is chosen for the traffic and the movement at each joint.
Russland is about 10 miles north-west of Kirkwall, in the Orkney Islands. Anywhere in KW17, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. Russland is one of 51 places we cover in the Orkney Islands for movement joints.
If you need expansion joint sealing in KW17, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. We also cover Hourston (1 mile north), Harray (1 mile east), Bimbister (2 miles south-east), Tenston (2 miles south-west) and Dounby (2 miles north) for movement joints. Island and remote sites need extra planning, with travel, ferry crossings where needed and weather to allow for, so give the site location in your enquiry.

A little further out are Corrigall Farm Museum (1.6 miles north-east). The countryside around Russland includes Brodgar RSPB Reserve and Loch of Bosquoy.
Aftercare for building managers
Cleaning and maintenance staff play a part too. Pass these on to them:
- Look over external and deck joints after a hard winter
- Treat a small split as a warning, not a cosmetic issue
- Leave barriers in place until fresh joint sealant has cured
- Clear dirt from joint lines during routine cleaning
Add every elevation, deck and floor joint to your inspection round. A periodic look picks up tears and lifting before water gets in. Should you spot a problem, you can call 01277 525 020 or email us and send a picture.
On a multi-storey car park, a failed joint normally shows up as a leak onto the deck underneath. Salty water dripping through stains soffits and lands on parked vehicles and it can affect the structure over time. Resealing early limits the damage.
