Commercial sealant contractors in the Orkney Islands: how it works

On a commercial site, sealant turns up in more places than people expect: around sanitaryware, along worktops and splashbacks, at window boards, partition heads and floor junctions. Externally it keeps rain out of frame perimeters, panel joints and movement joints. Our applicators work on both the inside and the outside of the building, matching the sealant to the location instead of using one product throughout. We work on floor and threshold joints, washrooms and tea points and window and door perimeters, and what we are called in for most is black mould through washroom sealant that won’t clean off and shrunken sealant along kitchen worktops and splashbacks.

Inspect, seal, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off.

  1. First, details come to us: photographs, drawings or a schedule of the areas.
  2. Next comes a diagnosis and a fixed quote.
  3. We plan around your site hours and access windows, phasing the work where areas have to stay in use.
  4. We strip the failed bead and prepare both faces of the joint.
  5. Backing and primer go in where needed, then the chosen sealant is applied and tooled.
  6. Finished joints are checked with you and handed over with our 12-month guarantee.

What affects the price in the Orkney Islands

The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

Around Kirkwall

Around Kirkwall, our work takes us to commercial buildings near Orkney Library and Archive, Kirkwall Grammar School and Paterson Church, among other places. Other landmarks nearby include Balfour Hospital (0.5 miles south-west) and Bishop's Palace (under half a mile south-west). Not far away are Gallow Ha' and Loomi Shun.

Where commercial joints are in the Orkney Islands

Shop fits, office refurbishments and hotel refits in towns such as Kirkwall, Stromness and Finstown all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.

The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, so we keep some flexibility in the dates. Parts of the Orkney Islands lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.

Kirkwall: A lasting commercial joint around Kirkwall begins with the old bead fully out and the faces clean and dry. In hotels such as Orkney Hotel (less than half a mile west of Kirkwall), refurbishments normally mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.

When it isn’t the sealant

Being straight saves everyone time. New sealant won’t cure:

  • Walls or slabs moving more than any sealant can take
  • Leaks from pipework, wastes or valves (that’s plumbing)
  • Old mastic that tests positive for asbestos

Keeping the joints sound

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Have extract fans checked so wet areas dry out
  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Add sealant to the planned maintenance inspection list
  • Don’t let cleaning or traffic back on before the cure time is up

Give fresh sealant time to cure before it’s cleaned, wetted or walked past. That time depends on the product, the temperature and the joint depth. Keeping signs or barriers up until then protects the finish.

A failed external joint lets water in every time it rains. Behind a panel or frame, that water can sit unseen for a long time. Catching it at the sealant stage avoids the bigger repair.

Site staff or a sealant specialist?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

What happens if it’s left?

A cheaper quote sometimes means the old bead stays in. Sealing over looks tidy at handover, then lifts once the joint starts moving. Our prices always include removal of the failed bead and full joint preparation, which is where the lasting value is.

Questions to ask before you book

  • The named product and why it was chosen
  • How the existing material will be dealt with
  • How long is the guarantee, and what does it include?
  • How they handle RAMS and site documents

What affects the price in the Orkney Islands

Sealant work doesn’t have a standard rate, since sites vary so much. What we take into account:

  • How much existing material needs removing
  • Distance, for remote addresses
  • Backing rod, priming and other preparation
  • How accessible the joints are

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Before you send an enquiry

The more we know, the firmer the quote. When you get in touch, include:

  • Any dates the work must fit around
  • Whether the building will be occupied during the work
  • Whether an asbestos survey exists
  • Clear photographs of the problem areas

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

Common questions from the Orkney Islands clients

What do you need from us to quote?

The main factors are metres of joint, removal, access, the product and how many phases there are. To get a fixed price, send details through our quote form, or phone or email us.

How many days will you need on site?

We plan the time on site around your programme and access. You’ll have an expected duration with the quote.

What site paperwork can you provide?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.

Will your applicators have CSCS cards?

Yes. Our applicators hold CSCS cards, as many construction sites ask for.

Are you CHAS accredited?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

What about asbestos in old mastic?

Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.
