Fire stopping in Russland, done properly
Fire-rated sealant suits many small service penetrations: copper and steel pipes, cables and some small ducts where the tested detail allows. Other openings need collars, wraps, batts, pillows or boards. We use sealant where it is the specified product, and we tell you when a detail calls for something else. We work on service gaps in risers, linear gaps at wall heads and joints between fire-resisting walls and floors, and the usual reasons a site gets in touch are head-of-wall gaps with no fire seal and hidden openings found during inspections. A specialist sealant contractor works differently from a general builder: in Russland, that means joint design, primers and backing rod as standard.
Around smaller places such as Russland, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

Work for main contractors and building owners
FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.
When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
Common problems we fix in Russland
Openings in fire-resisting walls normally appear when services are added or changed. A new cable pulled by an electrician, a pipe rerouted by a plumber or a data run drilled through a riser can leave the hole behind. Across several fit-outs, the openings add up.
Look out for the following:
- Improvised or mixed-product fire seals
- Damaged fire seals in risers and voids
- Open linear gaps along the top of fire-resisting walls
- Fire sealant pulled out of the opening
For a hotel such as Merkister Hotel, 0.8 miles to the north of Russland, penetration seals are worth checking after any refit or services upgrade.

Penetration seals near Russland
Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, using products tested for the way they’re used. Our part is installing the specified fire-rated sealant to its tested detail. Island jobs, Russland among them, are planned around the ferry and the forecast. With the specification and photos of the openings, the right fire-rated products travel with us.
For buildings in and around Russland, fire-rated sealant is installed where it is specified, to the manufacturer’s tested detail.
Russland is about 10 miles north-west of Kirkwall, in the Orkney Islands. We cover commercial sites throughout Russland, for single jobs and planned programmes alike. Russland is one of 51 places we cover in the Orkney Islands for service penetrations.
Commercial sites across KW17 are covered. If your building is just outside Russland, we cover Hourston (1 mile north), Harray (1 mile east), Bimbister (2 miles south-east), Tenston (2 miles south-west) and Dounby (2 miles north). Where a site is remote or on an island, travel and materials need planning ahead.

What sealant work can’t fix
A proper diagnosis includes knowing what sealant can’t do. We will tell you if the real problem is one of these:
- Designing or specifying fire stopping, which sits with the designer or fire engineer
- Openings that need collars, wraps, batts or boards rather than sealant
- Construction that lacks the fire resistance the seal relies on
Not sure which it is? You can call 01277 525 020 or email the details over and we will tell you honestly.
What we seal
- Small duct penetrations where the tested detail allows
- Service gaps in risers
- Cable penetrations
- Linear gaps at wall heads
- Joints between fire-resisting walls and floors
- Pipe penetrations
On site: what to expect
A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself usually takes anything from one day to a planned run of visits, depending on the number of seals and the access, and our waste is bagged and taken away as we go. Tell us who will meet us and how to get in at your building near Russland. That goes into the plan alongside the quote.
- We read the specification, drawings or penetration schedule you send and raise any questions before we price.
- On site, each opening is checked against the tested detail it is meant to follow.
- Unsuitable fillers and loose debris are taken out of each opening.
- Mineral wool or other backing goes in wherever the detail asks.
- We apply the specified sealant to the depth and around the services as the detail shows.
- If an opening needs something other than sealant, we tell you instead of improvising.
Preparing the site
- Make sure the joints can be reached
- Explain the parking and delivery arrangements
- Send any specification or drawings in advance

What sets the cost
We price every job individually. The things that drive the figure:
- Which sealant the job calls for
- How much existing material needs removing
- The size and state of each joint
- Access and working height
Pricing service penetrations depends on how many there are, their condition and the access, and any specification that applies. Call for a quote.
What we need to price the job
A good diagnosis starts with the right details. Tell us:
- How the joints are reached, and at what height
- Clear photos of the problem areas
- Specification clauses that apply
- The site address and postcode
A handful of photographs and a postcode is the fastest way to a quote. Upload them with the quote form, or give us a call on 01277 525 020 or email the details over to discuss it first.
Common questions from Russland clients
How do the Scottish rules apply to fire-rated sealing in Russland?
Under Scotland’s non-domestic Technical Handbook (clause 2.1.14), service penetrations should keep at least the wall or floor’s fire resistance duration, using products tested for their end use. We install what has been specified, to the manufacturer’s tested detail, while design and approval sit with the designer and the verifier.
Will you travel to Russland on the island?
Yes, Russland is within the area we cover. Every Scottish council area is within our area. We plan island jobs around the ferry and the forecast, and bring everything the job needs on the first crossing.
Do you have public liability insurance?
Yes. We’re fully insured, and the certificate can go with your quote.
Do you guarantee your work?
Yes. Workmanship is guaranteed for 12 months.
How long will the new sealant last?
Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.
Who decides which product is used?
If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
What hours do you work?
Mention the site’s hours and access windows in your enquiry, and we’ll plan around them. You can reach the office between 8am and 5pm, Monday to Friday.
General trades versus a specialist
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
