Do you need washroom sealing in Rock?
Low-level joints get hit by mop buckets, cleaning trolleys and feet, especially at floor edges and around urinals and WC pans.
Any of the following is a good reason to get the joints checked over:
- Failed sealant in a tea point or staff kitchen
- Users noticing mouldy joints
- Sealant laid over old silicone and now peeling
- Failed sealant behind washroom basins
At a hotel such as Mill House Hotel, which lies north-east of Rock, the quieter weeks are the time to reseal bathrooms.

How we handle washroom sealing in Rock
Our washroom work covers offices, hotels, schools and colleges, leisure centres and gyms, clinics and care homes, along with staff kitchens and tea points. Product and method follow how hard each area is used and cleaned. Most enquiries involve panel joints letting water behind and complaints from staff, guests or users about tired washrooms, on urinals and WCs, vanity units and basins and IPS panels and cubicles. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Rock is the same: the right product in a properly prepared joint.
In and around smaller places like Rock, washroom work is often in halls, pubs, primary schools, care homes and holiday accommodation. Mould gets into sealant in any washroom that doesn’t dry out, and once it’s in, the sealant is replaced.
Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If our installation lets you down in that time, we return and fix it.

What sets the cost
Your fixed quote is built from the real scope. It takes account of:
- The product specified
- Access and working height
- Whether old sealant has to be cut out first
- Whether the work must be split into stages
The price depends on the quantity of joints, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.
What to include in your enquiry
The more we know, the firmer the quote. Helpful details to send:
- Specification clauses that apply
- Whether the building will be occupied during the work
- Where the site is, with the postcode
- Photos of the joints, close up and from further back
Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

Rock: questions and answers
Do we have to close all our washrooms in Rock for resealing?
Rarely all at once: work is phased so some facilities are always available. Each area is handed back once the sealant has cured enough to use.
Is a smaller place like Rock outside your area?
Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.
Are you CHAS accredited?
Yes. We’re CHAS accredited and a Constructionline member, which helps with supplier vetting.
Do you work in hospitals, clinics and care homes?
Yes. We work to your estates and infection-control requirements and any site permits, and phase the work so areas keep facilities.
Are you fully insured?
Yes. Mastic Doctor is fully insured, public liability included.
Do you offer coloured sealant?
In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.
Do you phase washroom resealing?
Only the area we’re working in is closed. Rooms go back into use once the sealant has cured, then we move on.
What happens if it’s left?
Water gets behind panels and under floors through a failed joint. In a commercial building that can mean damaged boards, stained ceilings on the floor below and odours which costs more to fix than a reseal. Older rural buildings around Rock move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.

Rock lies roughly 43 miles out from central London. Office washrooms on business parks see heavy weekday use, so we phase work to keep some facilities open.
At a school such as St Mary's CofE Primary School, changing rooms and kitchens need cleanable joints as much as the toilets. For a hall at a building such as The Parish Church of St Mary, resealing the kitchen and toilets can be fitted between bookings.

Aftercare for building managers
Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:
- Don’t leave trays and floors sitting wet
- Report split joints at trays and basins early
- Include joints in routine washroom inspections
- Note failing joints building by building
Any failure in our workmanship within the 12-month guarantee is ours to put right. Beyond that, regular checks keep small problems small.
A split joint at a shower tray can leak for a long time before anyone sees it. By then, other trades may be needed as well so failed joints are worth acting on quickly.
