How commercial sealant contractors works in W9
Inside a commercial building, sealant does a lot of quiet work: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Outside, it closes facade joints, frame perimeters and movement joints against the weather. Our applicators work on both the inside and the outside of the building, picking the product for each location rather than one tube for everything. We work on external facade joints, washrooms and tea points and movement joints in walls and floors, and the usual reasons a site gets in touch are frame sealant that has cracked, shrunk or pulled away and leaks that seem to come through a sealant line.
Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off.
- You send photos, drawings or a list of the joints and areas involved, and a site visit is booked where it helps.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- Before anything is cut out, we agree access, timings and sequence.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- We walk the completed areas with you and sign them off under the 12-month guarantee.
What you’ll pay
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Not far away are Greville Place nature reserve and The Long Water.
Shops, offices and hotels in W9
The commercial stock in W9 mixes older town-centre buildings with newer offices and units, in places such as City of Westminster, Kilburn and Westbourne and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
London and the South East are among the drier parts of the UK, but external sealing in W9 still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.
Maida Vale: Sites a few miles apart, such as The Quadrant Business Centre and Stable Way Industrial Estate, can share one programme and one point of contact. Offices at parks like The Quadrant Business Centre (1.2 miles north-west of Maida Vale) have receptions, kitchens and glazed partitions where a tidy joint matters.

Keeping the joints sound
A few simple habits keep the new joints working:
- Add sealant to the planned maintenance inspection list
- Check joints after other trades have worked nearby
- Deal with small splits before they become leaks
- Keep abrasive pads and scrapers off resealed joints
In washrooms and kitchens, extraction makes a real difference to sealant life. Extraction that isn’t working keeps the joints wet, and mould follows damp. Your maintenance team can look at extract fans at the same time.
Tenants and staff spot black or split sealant quickly, and in a hotel, office or shop it makes the whole space look neglected. Planned replacement saves fielding the same complaint again and again.
When to bring in a specialist
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
What sets the cost
Sealant work doesn’t have a standard rate, since sites vary so much. What we look at:
- Whether old sealant has to be cut out first
- Joint width, depth and condition
- Any access equipment needed
- Site requirements such as inductions and permits
Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.
Details that help us quote
For an accurate fixed quote, we need to understand the site. Send us:
- How the joints are reached, and at what height
- The site address and postcode
- Whether the building will be occupied during the work
- Your programme or deadline
Send us photos, drawings or a joint schedule are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.
How the job changes by surface
Window and door perimeters
The perimeter joint between a frame and the structure keeps rain out of the reveal. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.
Movement joints in walls and floors
A trafficked floor joint needs a different product from a wall joint. We’ll recommend the right filler or sealant for the traffic and movement; if the arrises are broken, we will say so before sealing.
Questions we’re asked in W9
What site paperwork can you provide?
The paperwork is agreed with the quote: RAMS, an insurance certificate and CSCS details are the usual requests. Our applicators are CSCS-carded.
How long will the new sealant last?
There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.
How many days will you need on site?
The duration is planned around your programme and the access we are given. You will have an expected duration with the quote.
Will your applicators have CSCS cards?
Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.
Do you work for facilities managers and managing agents?
Yes. We quote, schedule and report back in the way that suits your process.
Do you seal on top of existing sealant?
No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.
Can you handle sealant work across several sites?
Yes. We take on runs of jobs across portfolios as well as single sites, priced site by site or as one programme.
