Commercial sealant contractors across SW1P: what to expect
We’ve applied sealant on commercial sites for over 20 years, and the paperwork side is in order: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. If your site needs RAMS, an insurance certificate or CSCS details, say so and we will confirm with the quote. The enquiries we see most involve a top-up bead over failed sealant, now lifting and window and door perimeter joints that have cracked open, across kitchen worktops and splashbacks, window and door perimeters and external facade joints.
Inspect, seal, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off.
- We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, and a site visit is booked where it helps.
- Next comes a diagnosis and a fixed quote.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- We strip the failed bead and prepare both faces of the joint.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- We walk the completed areas with you and sign them off under the 12-month guarantee.
What affects the price in SW1P
The specified product makes a difference, and so does the preparation. Access, phasing and site rules also count.

Commercial premises across SW1P
From Kennington, Victoria and Little Portugal outwards, SW1P has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.
We work across Greater London and the South East counties, so jobs in SW1P are planned with access, loading and parking in mind.
Westminster: Like every part of Greater London, Westminster is covered by the ULEZ, so vehicle access, loading and parking are planned before the first visit. For a hotel such as St. Ermin's Hotel (under half a mile south-west of Westminster), the colour of a joint at the bar or the bath matters to the look of the room.
Honest limits
Before quoting, we check that sealant is the right answer. It won’t put right:
- Suspect materials that need testing and specialist removal
- Structural cracks or movement the joints weren’t designed for
- Misted, cracked or failed glazing units (a glazier’s job)
Aftercare for building managers
Problems stay small when the joints are checked regularly. Specifically:
- On pre-2000 buildings, share the asbestos information before work starts
- Keep a record of which joints were resealed and when
- Act on the first lifting edges rather than waiting
- Ask cleaners to use a soft cloth and mild cleaner on sealant
We stand behind the workmanship with a 12-month guarantee. Keep the handover details with your O&M or maintenance records.
Occupiers often notice failing sealant before the facilities team does, and in a hotel, office or shop it makes the whole space look neglected. Replacing it on a planned cycle keeps complaints down.
What sets the cost
Each job is priced on its own details. The main factors are:
- The size and state of each joint
- The product specified
- Removal of failed or old sealant
- How much there is to seal
Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.
What to include in your enquiry
The more we know, the firmer the quote. When you get in touch, include:
- Whether the building will be occupied during the work
- How the joints are reached, and at what height
- A wide shot and a close-up of the area
- Drawings or a marked-up plan, if available
To get a fixed quote, phone 01277 525 020 or email the details over. Our quote form is another easy route.
Why deal with it now?
Spot repairs have their place. If the rest of the bead is the same age and product, though, it’s normally close behind. Where it helps, we quote a patch and a full reseal side by side.
What your quote should include
- The terms of the workmanship guarantee
- Their plan for phasing and protecting the area
- What site paperwork they can supply
- How the existing material will be dealt with
Owners, agents and contractors
Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.
Main contractors use us as their sealant subcontractor. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.
SW1P: questions and answers
Will you just go over the old sealant?
No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.
Will your applicators have CSCS cards?
Yes. We use CSCS-carded applicators, which many sites require.
What about asbestos in old mastic?
Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested. HSE guidance on asbestos is a useful reference.
Is failed sealant stripped out, or sealed over?
Every failed bead is cut out completely. Laying new silicone on old gives it nothing to grip; the faces are then cleaned and prepared.
How long will the new sealant last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.
How long does a job like this take?
That varies with the scale of the job, though a typical visit typically takes part of a day on a small job and longer where several buildings or phases are involved. For bigger or phased jobs, we will set out a timescale with the quote.
Can you take on work for an FM or managing agent?
Yes. FMs, managing agents and landlords are among our regular clients, alongside main contractors. We can work to your instruction process and site rules.
