Our expansion joint sealing service in South Lanarkshire
Brickwork and blockwork walls have vertical movement joints at intervals that most people only notice when the sealant has gone. Failed sealant here lets rain into the wall and can leave the joint full of debris. The old seal is cut away, backing rod goes in at depth, and a low-modulus masonry sealant is gunned and tooled. We work on precast concrete panel joints, blockwork control joints and cladding panel joints, and what we are called in for most is torn sealant in brick or block movement joints and water getting into the wall through a failed joint.
Working in a building that stays open takes some planning. We sign and contain the area we’re in, with routes through the building left open and work section by section so the rest of the building stays in use.
- First the joints are inspected, widths measured and the type of failure noted.
- You receive a fixed quote stating the product and the movement it is rated for.
- Where areas have to stay open, we agree a phased sequence before starting.
- The failed seal is cut out and both joint faces cleaned back to sound material.
- Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
- We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.
What you’ll pay
There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we will price your job on its own details.

Around East Kilbride
Around East Kilbride, our work takes us to commercial buildings near Duncanrig Secondary School, The Hay Stook pub and East Kilbride, among other places. For rail, the closest station is East Kilbride station, about 0.7 miles north-east. Other landmarks nearby include East Kilbride Shopping Centre (0.6 miles east) and Mains Castle (1.4 miles north). For a walk, there’s Cathkin Braes.
Floors, slabs and movement joints across South Lanarkshire
Movement joints in brick, cladding panels and concrete appear on buildings all over South Lanarkshire, from schools to offices and car parks. A failed joint lets in water and debris, and the edges spall soon after.
The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, so we keep some flexibility in the dates.
East Kilbride: Phasing is what makes joint work possible on busy sites such as Scottish Enterprise Technology Park (Birniehill) (1.1 miles east of East Kilbride): one bay, aisle or car park row at a time. Retail centres such as East Kilbride Shopping Centre (0.6 miles east of East Kilbride) have floors, service yards and car parks with joints under constant traffic.
What happens if it’s left?
Combining joint work with other maintenance reduces set-up costs. Leaking joints need sealing now because damage continues. We can split the scope into urgent and planned.
Comparing quotes
- What the guarantee covers, and for how long
- Will CSCS-carded applicators be on site?
- How they handle RAMS and site documents
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
Honest limits
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:
- Damaged metal nosings or cover plates over a joint
- Concrete or masonry repairs along the arrises
- Structural movement beyond what the joints were designed for (that needs a structural engineer)
How the quote is worked out
There’s no standard rate for sealant work, because every site is different. What we take into account:
- Travel to remote or island sites
- Whether the work must be split into stages
- Quantities, in metres or numbers
- The product specified
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.
What we need to price the job
Diagnosis starts before we arrive. Tell us:
- Access details, including height
- When you need the work done
- Whether the building will be occupied during the work
- Clear photos of the problem areas
Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, speak to us on 01277 525 020 or email drawings and photos.
Doing it in-house
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Building owners, agents and FMs in South Lanarkshire
For main contractors, we work as the sealant subcontractor. Programme, specification and site rules come first, with CSCS-carded applicators on site.
FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.
South Lanarkshire: questions and answers
What site paperwork can you supply?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote.
Do you work to architects’ specifications?
Yes. Send it with your enquiry, and we’ll price the work to it, flagging anything that needs clarifying.
Can you seal car park deck joints?
Yes. Tell us how the car park is used and which areas must stay open and we will plan around them.
What’s the difference between an expansion joint and a movement joint?
Movement joint is the broad term for any joint built in to let a structure move. In everyday use the two names are often swapped and the way they’re sealed is similar.
Can you work while the building is occupied?
Typically, yes. We phase the work so most of the building stays in use.
What hours do you work?
We are in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.
Will you just go over the old sealant?
No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
