Where floor joints take the most wear near Boghead

The east of Scotland, where Boghead is, gets less rain than the west. Freezing weather and salt still attack open external joints. Sealing them in drier months limits winter damage.

In a school such as Lesmahagow High School, movement joints in brick, block and hall floors tend to be forgotten until they leak. Sites like Birkwood Castle, 2.7 miles to the south-east of Boghead, carry ambulances, deliveries and visitors’ cars over their road and deck joints.

Expansion joint sealing in Boghead

If you need expansion joint sealing in Boghead, start with photographs and joint lengths. We will come and look where photos don’t show enough, then send a fixed quote that names the sealant. To discuss the joints first, give us a call on 01277 525 020 or email drawings and photos. The enquiries we see most involve sealant peeling off one face of the joint and brittle, chalky sealant on external joints, across precast concrete panel joints, podiums and floor movement joints and cladding panel joints. For commercial sealant work in Boghead, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

Around smaller Scottish places like Boghead, slabs needing attention are often in agricultural buildings, workshops, schools and hotels. Slabs and yards take vehicles, rain and frost.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Why deal with it now?

Closing a car park for a reseal is rarely an option. Work can be planned so parts of the deck stay open. We agree phasing with you before work starts. For buildings near Boghead, dealing with all the failing joints at once saves return trips. Send photos and we will quote for everything together.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

Why appoint us

  • Matching to RAL references, product permitting
  • Over 20 years of commercial sealing
  • Public liability insurance in place
  • A range of standard colours, depending on the product

Our process

In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before we move to the next. Tell us who will meet us and how to get in at your building near Boghead. We’ll confirm the plan with the fixed quote.

  1. We look at the joints, their width and how they’ve failed.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. Old sealant and filler are cut out and the joint faces cleaned back to sound material, and we tell you if any edges need repairing first.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. Finished joints are checked and backed by our 12-month guarantee.

Site staff or a sealant specialist?

Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

Questions about Boghead

Do you take on work at healthcare sites like Birkwood Castle?

Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Does a site in Boghead have to shut while its joints are sealed?

In the majority of cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. We agree the sequence and timings with you before we start.

What if the joint edges are damaged?

A bond is only as strong as the material behind it, so we’ll tell you if the edges need repairing before sealing. Where it’s visible beforehand, we will say so when we quote.

What guarantee do you give on joint sealing?

Each job is backed by a 12-month guarantee on the workmanship. The guarantee covers how we sealed, not damage caused afterwards.

Can you quote from photos?

That depends on the size and complexity of the job. Straightforward work can often be priced from photos and measurements, and bigger or more complex jobs usually get a visit.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

What timescale should we allow for resealing expansion joints?

The metres of joint, the access and the amount of removal decide it. As a guide, it typically takes a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases.

Honest limits

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Structural movement beyond what the joints were designed for (that needs a structural engineer)
  • A joint that has to be widened or re-detailed before it can work
  • Damaged metal nosings or cover plates over a joint

If in doubt, give us a call on 01277 525 020 or email us and we’ll say what we think before you book.

Surfaces we seal

  • Blockwork control joints
  • Podiums and floor movement joints
  • Precast concrete panel joints
  • Cladding panel joints
  • Car park decks and ramps
  • Brickwork movement joints

Aftercare for building managers

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Treat a small split as a warning, not a cosmetic issue
  • Keep racking legs and heavy point loads off floor joints
  • Leave barriers in place until fresh joint sealant has cured
  • Keep stones and debris out of open joint lines

Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint and we’ll tell you when each bay or area can reopen. Keeping the area coned off until then avoids tyre marks and damage.

Joints sealed at the same time generally fail around the same time. Inspecting the whole run is worth the effort so you can prioritise and budget. We will tell you which movement joints need doing now and which can wait.

What the job involves on each surface

Internal floor movement joints

Wheeled traffic chips floor joint edges that aren’t supported. The right filler or sealant for the traffic and movement protects them.

Brickwork and blockwork joints

A brick movement joint full of old mortar or debris can’t close. Everything is raked out before backing and sealant go in and flag any joint that seems undersized.
