Commercial sealant contractors across EH46: what to expect
Sealant joints are easy to overlook until one lets water in, and on a working site that typically surfaces as a leak, a stain or a complaint from occupiers. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. The enquiries we see most involve greasy, split joints in a kitchen or tea point and damp patches where an external joint has failed, on washrooms and tea points, kitchen worktops and splashbacks and floor and threshold joints.
Site rules come first: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you.
- You send photographs, drawings or a list of the joints and areas involved.
- Next comes a diagnosis and a fixed quote.
- Before anything is cut out, we agree access, timings and sequence.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- We walk the completed areas with you and sign them off under the 12-month guarantee.
What affects the price in EH46
The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
Why choose Mastic Doctor
- Work to your specification and the manufacturer’s guidance
- Colours chosen to suit frames, cladding or finishes where possible
- Colours confirmed for the specified product
- Coloured sealants to suit the setting, where available

Commercial premises across EH46
Commercial buildings across EH46 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so mastic work on shared parts may come through the factor.
West Linton: For any commercial premises in West Linton, a lasting joint depends on full removal of the old sealant and clean, dry faces. In hotels such as Raemartin Hotel, less than half a mile to the south-west of West Linton, refurbishments normally mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.

Signs you need commercial sealant contractors
Resealing over the top is a false economy we come across often. New silicone has nothing to key into so it soon peels and traps moisture against the joint. By the time it shows, there can be two or three layers to cut out.
Any of the following is a good reason to get the joints checked over:
- Wall and floor joints that have lost their seal
- Hardened, chalky sealant on south-facing or exposed elevations
- Black mould through washroom sealant that won’t clean off
- Untidy joints in a reception, shop floor or lobby
Should maintenance staff do it?
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
What affects the price in EH46
Each job is priced on its own details. The main factors are:
- The total length or number of joints
- Site requirements such as inductions and permits
- Whether the work must be split into stages
- Travel to remote or island sites
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we will explain how it’s made up.
What we need to price the job
A few photographs plus some basic facts will normally do. Please tell us:
- How the joints are reached, and at what height
- Drawings or a marked-up plan, if available
- Your programme or deadline
- The site address and postcode
Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.
Why act early?
A failed seal around a window, worktop or panel doesn’t mean the element itself has to go. Often the fitting is sound and the joint is the only thing letting it down. A careful reseal is a far smaller undertaking than replacement, and we’ll say so if the frame or fitting is life-expired.
What your quote should include
- How they handle RAMS and site documents
- Their public liability cover
- The named product and why it was chosen
- How the joint faces will be prepared and primed
Questions we are asked in EH46
How is commercial sealant work priced?
Photos, drawings or a schedule of the joints are usually enough to start through our quote form. If a visit is needed we will book one, and a fixed quote follows.
How many days will you need on site?
The duration is planned around your programme and the access we are given. We will give you an estimate of time on site when we quote.
What site paperwork can you provide?
We’ll confirm the paperwork you need, such as RAMS, an insurance certificate or CSCS details, with the quote. We are CHAS accredited and a Constructionline member, with five million pounds of public liability insurance.
Do you check for asbestos before removing sealant?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.
Is it fine to apply new sealant on top of old?
No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
When can the area be used after sealing?
That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.
Does weather matter for sealant work?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
