Construction mastic for commercial buildings in Temple

External mastic depends on the weather in a way most internal trades don’t. Each sealant has a temperature range, and damp, frost or condensation on frames stops work, so we plan elevations with the forecast and the programme in mind. Internal areas can typically carry on while the outside waits. If you’re dealing with external joints sealed in damp or cold conditions that are now failing and oversized or tapered gaps around new frames, we can put it right. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Temple, that means joint design, primers and backing rod as standard.

Construction in and around smaller places such as Temple is often barn conversions, small groups of houses or extensions to halls and schools. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

Our workmanship is guaranteed for 12 months. If our installation lets you down in that time, we return and fix it.

Common problems we fix in Temple

Swapping the specified sealant for a cheaper general-purpose product is a common cause of failure. A sealant that isn’t right for the substrate or the movement will fail ahead of time. We use what’s specified, and any substitute goes to you for acceptance.

Common reasons buildings call us in:

  • Bath and shower joints scraped during the final clean
  • Failed sealant in an existing building being refurbished
  • Cracks opening in caulked internal joints
  • Window and door perimeters that won’t pass inspection

Extensions at sites like Marlow Community Hospital (to the north-east of Temple) usually sit beside working departments, and the mastic follows strict access rules.

What your quote should include

  • Health and safety accreditation such as CHAS
  • Is the sealant right for the movement and the substrate?
  • Their public liability cover
  • How long is the guarantee, and what does it include?

Our contractor checklist

Site staff or a sealant specialist?

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Quoting for work in Temple

These are the things that shape the price:

  • Whether old sealant has to be cut out first
  • The size and state of each joint
  • Any access equipment needed
  • Quantities, in metres or numbers

The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a quote when you’re ready.

Before you send an enquiry

Diagnosis starts before we arrive. Tell us:

  • The product your specification calls for
  • Anything awkward about access or site hours
  • Rough lengths or quantities, or drawings if you have them
  • The postcode of the building

Need a figure for a tender or a budget? We’ll quote against your scope and drawings that you can work with. If you have questions first, phone 01277 525 020 or email the details over.

Looking after the joints

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Ask installers to correct oversized gaps first
  • Use the product the specification names
  • Keep finished joints away from paint, plaster and scrapers
  • Don’t schedule sealing before decorators and flooring are done

Brief the sparkle clean so they don’t scrape the new joints. Blades and abrasive pads are the commonest cause of damage at the final clean so keep them off the joints.

A missed perimeter seal on one window can wet the reveal and the plaster inside. On a new building that means remedial work after decorating and possibly a delayed handover. A check of every frame before decorators start is worth the time.

Contractors’ notes for Temple

Rainfall across the South East, Temple included, is lower than in many parts of the UK. Even so, frost and condensation on steel and glass are common on winter mornings, so the external programme keeps a little slack. Temple lies roughly 30 miles out from central London. Towns within reach of London tend to keep building, from flats to offices and schools, and main contractors there need mastic that keeps to the programme.

New units and refits on sites such as Rashleighs Business Centre (to the south-east of Temple) need their panel and perimeter joints sealed to the specification. Further education sites such as Berkshire College of Agriculture, 1.6 miles south of Temple, are extended and refurbished from time to time, with mastic often programmed into the summer break.

Temple is about 2 miles south of Marlow, in Windsor and Maidenhead. Anywhere in SL7, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Our Windsor and Maidenhead coverage takes in 60 places, large and small. There’s a separate page for Reading, roughly 11 miles from Temple.

We take on mastic packages across the SL7 postcode area. If your site is on Temple Lane, Bradenham Lane and Temple Mill Island or close by, send details and we’ll quote for mastic packages. If your building is just outside Temple, we cover Bisham (1 mile north-east), Marlow (2 miles north), Stubbings (2 miles south), Cookham Dean (2 miles east) and Burchett's Green (2 miles south). Bigger towns within reach include Maidenhead (3 miles south-east), Windsor (8 miles south-east), Boyn Hill (4 miles south-east), Cookham (3 miles east), Dedworth (8 miles south-east) and Broomhall (13 miles south-east).

From enquiry to sign-off

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. Rural sites near Temple may need directions, gate codes or a contact on site. Send that with the details and we’ll confirm the plan with the quote.

  1. We start with the drawings, specification and programme.
  2. We take off quantities and return a fixed quote.
  3. The sequence is agreed with the site manager.
  4. Each area is sealed when it’s released.
  5. Joints are prepared, backed and sealed to the specification.
  6. After snagging, the work is handed over under our 12-month guarantee.

Advice

Questions about Temple

Is a smaller place like Temple outside your area?

No. Places such as Temple are covered as much as the big towns. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

Will you plan work around the academic year at somewhere like Berkshire College of Agriculture?

Yes, holiday working periods are the norm on campus jobs. Let us know which documents your site asks for, and we will confirm them alongside the quote.

When can the area be used after sealing?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.

What does a mastic package typically include?

Window and door perimeters, internal decorators’ caulk where specified, sanitary joints, kitchens, movement joints and snagging. The scope follows your specification.

Can you quote from photos?

Many jobs can be quoted from photos, drawings or a joint schedule. Where they aren’t, we arrange a site visit.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Snagging before handover

Damaged, missed or untidy joints make up most snag lists. We price snagging as part of the package or as a separate visit, depending on what suits the programme.

Internal decorators’ caulk

Caulk is easy to apply badly. A neat, consistent caulk line makes the decorators’ job quicker and reduces snags.
