Construction mastic for businesses in Marlow

About our construction mastic in Marlow

Since 2005 we’ve worked alongside main contractors, developers and fit-out firms. We price from drawings and the specification, agree the sequence with the site team and seal as areas are released. To price a package in Marlow, send drawings and the specification through our quote form. Most enquiries involve external joints sealed in damp or cold conditions that are now failing and old sealant on a refurbishment that needs stripping before new work, across cladding and panel joints, internal decorators’ caulk and floor and skirting junctions. A single leaking joint is often how a building in Marlow first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Construction in a town such as Marlow is often smaller schemes: a few new flats, a school extension, a refurbished unit. The perimeter and facade joints on a small scheme need the same sizing and preparation as on a big one.

Every job we finish is backed by a 12-month workmanship guarantee, in Marlow as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

Questions about Marlow

Could you schedule work at a campus like Buckinghamshire New University (Wycombe Campus) for the vacation?

Yes, holiday working periods are the norm on campus jobs. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Is hospital work, at somewhere like Marlow Community Hospital, something you do?

Yes, healthcare and care buildings are part of our work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Is the mastic package guaranteed?

It’s backed by our 12-month guarantee. Keeping other trades off finished joints prevents most problems.

What do you charge?

There isn’t a price list, as every site differs. With photos or drawings, we can give you a fixed quote.

Do you install fire-rated sealant as part of a package?

Where it’s specified, yes. If the detail calls for collars, wraps or batts instead, we’ll tell you.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

Do you work to architects’ specifications?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it, flagging anything that needs clarifying.

When something else is needed

A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is one of these:

  • Deciding which fire-stopping product a penetration needs
  • Specifying the product where the designer hasn’t
  • Oversized gaps that need packing or adjustment by others

If in doubt, call the office on 01277 525 020 or email a schedule or drawings and we will say what we think.

What we seal

  • Brick and block movement joints
  • Window and door perimeters
  • Floor and skirting junctions
  • Cladding and panel joints
  • Sanitary and kitchen joints
  • Internal decorators’ caulk

Aftercare for building managers

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Use the product the specification names
  • Don’t force external sealing on a damp or frosty day
  • Share drawings and the specification as soon as possible
  • Keep finished joints away from paint, plaster and scrapers

If a joint is damaged after sealing, flag it early. Snags can be picked up in a planned close-out visit.

A missed perimeter seal on one window can wet the reveal and the plaster inside. That usually means redoing finishes in a completed area, and a delay to handover. Checking perimeters before internal finishes go on avoids it.

From enquiry to sign-off

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Town-centre premises in Marlow may have limited parking, so tell us what’s nearby. On estates and business parks it’s typically simpler.

  1. Drawings, the sealant specification and your programme come to us for pricing.
  2. A fixed quote sets out the scope, the products and the sequence.
  3. Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
  4. Work follows the programme, area by area, as rooms and elevations become ready.
  5. Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
  6. Snags are cleared before handover and completed areas carry our 12-month guarantee.

Getting the site ready

  • Send asbestos survey details if the building is pre-2000
  • Share your working hours and any access restrictions
  • Send any specification or drawings in advance

What affects the price in Marlow

The price varies from site to site. Expect it to depend on:

  • Whether the work must be split into stages
  • Which sealant the job calls for
  • Whether old sealant has to be cut out first
  • How much there is to seal

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What we need to price the job

However big the job, these details speed things up:

  • The type of building and who uses it
  • Photos of the joints, close up and from further back
  • How the joints are reached, and at what height
  • Approximate linear metres or a joint schedule

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.

Different surfaces, different methods

Window and door perimeters

Frames sealed into the opening keep rain out of the reveal. We use the specified perimeter sealant, usually a low-modulus neutral-cure silicone and set the depth with backing where needed.

Snagging before handover

Snagging is often the final mastic stage. We can work through the snag list area by area.

Work for main contractors and building owners

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

If you look after buildings for someone else, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.
