Construction mastic in Surbiton Park

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

About our construction mastic in Surbiton Park

Buyers, tenants and clients notice sealant lines long before they notice the structure. A smeared bead round a window or a gap behind a worktop ends up on the snag list. We seal so the snag list stays short, whatever the size of the scheme. Site teams most often ask us about a long mastic snag list close to completion and failed sealant in an existing building being refurbished, across window and door perimeters, brick and block movement joints and sanitary and kitchen joints. Looking for mastic applicators who cover Surbiton Park? We have been sealing commercial buildings since 2005, with CSCS-carded applicators.

Construction in a London area such as Surbiton Park means working on constrained sites: limited storage, booked deliveries and access shared with other trades. We fit around the programme, sealing each elevation or floor as other trades hand over.

Our workmanship is guaranteed for 12 months. If a joint we sealed fails because of how it was installed, we come back and put it right.

Diagnose, treat, sign off

Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. For a job in Surbiton Park, access comes first: booked loading, goods lifts, the building’s permit system and a spot to keep materials. Send the building rules and access times with your enquiry.

  1. We walk the site or review drawings to understand the package.
  2. A fixed quote sets out scope, products and phasing.
  3. Site paperwork is confirmed and our CSCS-carded applicators are inducted.
  4. We seal plot by plot or floor by floor in line with the programme.
  5. Problems we find, such as oversized gaps, are raised straight away.
  6. The package is closed out, snags cleared and backed by our 12-month guarantee.

Advice

Aftercare for building managers

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Get the mastic subcontractor involved early in the programme
  • Ask installers to correct oversized gaps first
  • Keep finished joints away from paint, plaster and scrapers
  • Stick to the specified sealant rather than a generic substitute

Tell the builders’ clean team which areas have new sealant. Blades and abrasive pads are the commonest cause of damage at the final clean, so stick to soft cloths and gentle cleaners near sealant.

Oversized gaps are a problem better caught early. Sealant stretched over an oversized gap won’t last so packing or adjustment by the installer comes first. We raise them during our first walk of the area.

Should maintenance staff do it?

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Honest limits

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Rework caused by others damaging completed areas
  • Frame gaps too wide for sealant, which the installer needs to correct
  • Specifying the product where the designer hasn’t

If you’re not sure, just speak to us on 01277 525 020 or email us and we will give you a straight answer.

Surfaces we seal

  • Cladding and panel joints
  • Sanitary and kitchen joints
  • Brick and block movement joints
  • Window and door perimeters
  • Internal decorators’ caulk
  • Floor and skirting junctions

What sets the cost

To price the job, we consider:

  • Removal of failed or old sealant
  • Working within restricted access windows
  • Distance, for remote addresses
  • Induction, permit and paperwork requirements

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.

Sending details for a quote

However big the job, the same details help:

  • Where the site is, with the postcode
  • Anything awkward about access or site hours
  • When you need the work done
  • The type of building and who uses it

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.

For contractors on a campus like Kingston University Penrhyn Road Campus (under half a mile north-east of Surbiton Park), facade and perimeter sealing has to fit around students and term dates. FAQs: Surbiton Park

Can you work around term dates at a campus such as Kingston University Penrhyn Road Campus?

Yes. We plan campus work around teaching, exams and residence turnarounds. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Do you work in London buildings with loading restrictions?

Yes, most London buildings have access rules of some kind, and we plan around them. Say when the building is occupied and when it’s quiet, and we will plan accordingly.

Does weather matter for sealant work?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Can you follow the specification on our project?

Yes. Include it with the drawings when you ask for a quote, and we will price the work to it.

Do you take on multi-site work?

Yes. Several buildings can share a single quote, and you deal with one contact throughout.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Do you use the sealant named in the specification?

We follow the specified sealant, and we’ll raise it if something in it doesn’t suit the joint. Specifications often reference BS EN 15651 or BS 6213.
