Construction mastic near Inch

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Our process

On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work usually takes a day or two on a small fit-out and several weeks on a large multi-storey package. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Tell us the rules and we’ll work to them.

  1. Drawings, specification and programme come to us.
  2. We take off quantities and return a fixed quote.
  3. We agree with the site team which areas come first.
  4. Each area is sealed when it’s released.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. After snagging, the work is handed over under our 12-month guarantee.

Getting the site ready

  • Confirm the product named in the specification
  • Warn occupants and staff about the work
  • Arrange parking or a loading space

About our construction mastic in Inch

On refurbishments, the mastic package normally includes cutting out old sealant as well as sealing new work. Existing joints have to be stripped back to sound faces, because fresh sealant can’t key into cured silicone. After that, the joints are prepared and sealed to the specification. If you have failed sealant in an existing building being refurbished and caulk cracking where joints are moving more than expected, we can help, whatever the surface. Whether you call it commercial sealant work, mastic application or joint sealing, in Inch it comes down to the same thing: the right product in a properly prepared joint.

Around Inch, city construction ranges from new offices, student housing and flats to the refurbishment of traditional stone buildings. Work comes under Scotland’s own building standards, and our job is to seal to the specification.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Different surfaces, different methods

External facade and movement joints

Many facade substrates need a primer before sealing. We prime where the manufacturer specifies, and seal only with a dry joint inside the product’s temperature range.

Snagging before handover

Damaged, missed or untidy joints make up most snag lists. We price snagging as part of the package or as a separate visit.

Common questions from Inch clients

Is a hospital such as Royal Hospital for Children and Young People somewhere you can work?

Yes. Healthcare sites are among the places we work. Work is phased so departments keep running, under the site’s own rules.

Does the sea air around Inch change the choice of sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

Can one quote cover more than one building?

Yes. Several buildings can share a single quote, with one point of contact.

How soon can the area be used again?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.

What accreditations do you hold?

CHAS and Constructionline are both in place, and each applicator is CSCS-carded. Public liability insurance is in place.

Do you guarantee new-build sealant work?

The work is guaranteed for 12 months. Keeping other trades off finished joints prevents most problems.

How many days will you need on site?

The duration is planned around your programme and the access we are given. You will have an expected duration with the quote.

Aftercare for building managers

To get the most from the new sealant:

  • Note which sealant went where at handover
  • Allow flexibility for external sealing in damp or cold weather
  • Keep scrapers and abrasive pads off new beads
  • Share drawings and the specification as soon as possible

Expect some settlement in the first months. Flexible sealants in the right joints handle normal movement, but caulk in a joint that moves more than expected may crack. If that happens, let us know.

Snag items left to the last week put handover at risk. A planned close-out through each area as it completes keeps the list short, and avoids a rush.

Site staff or a sealant specialist?

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.

Owners, agents and contractors

If you look after buildings for someone else, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

Main contractors use us as their sealant subcontractor. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

Leave it or put it right?

Getting the mastic contractor involved early pays off. Early involvement means gaps, products and access are sorted before the programme bites. Called in at the end, the same issues surface during handover. Scottish city buildings take plenty of rain, and failed external joints let it into stone walls and around frames. Renewing them early protects the fabric.

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits.
