About our construction mastic in Grain
Most of the packages we price run well beyond frames: external door and window perimeters, internal decorators’ caulk where specified, sanitary joints in bathrooms and washrooms, kitchen worktops and splashbacks, and snagging before handover. Splitting those between trades often leaves gaps in responsibility. We work on internal decorators’ caulk, window and door perimeters and brick and block movement joints, and the failures we are asked to look at most are window and door perimeters that won’t pass inspection and sanitary sealant damaged by following trades. Looking for mastic applicators who cover Grain? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.
Construction in and around smaller places such as Grain is often barn conversions, small groups of houses or extensions to halls and schools. Perimeters, facade joints and internal sealant all need doing properly, however small the scheme.
A 12-month guarantee applies to all our work. If an installation problem shows up, give us a call on 01277 525 020 or email us and we’ll arrange a return visit.

Surface by surface
Bathrooms, en suites and washrooms
Sanitary joints around baths, showers, basins and WCs need anti-mould sanitary silicone. Each joint is prepared, sealed and finished with a neat tooled line, and any bath is loaded with water first where that’s the agreed method.
External facade and movement joints
Movement joints in the facade are sealed with a product suited to the expected movement. We set the depth with backing rod to avoid three-sided adhesion.
Common questions from Grain clients
Is a smaller place like Grain outside your area?
Not at all. Grain is within our area. London and every South East county are within our area. We plan jobs in smaller places so return trips are kept to a minimum.
Does the sea air around Grain change the choice of sealant?
It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.
Does the weather affect the work?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.
Will you quote for a small job?
Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.
Is the mastic package guaranteed?
It carries a 12-month guarantee on our workmanship. We carry five million pounds of public liability insurance.
How long does a typical visit take?
That varies with the scale of the job, though a typical visit typically takes anything from a day of snagging to several weeks of plot-by-plot sealing on a phased scheme. Larger or phased jobs take longer, and we will give you a timescale with the quote.
What site paperwork can you supply?
Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.
Why deal with it now?
Refurbishments sometimes budget for new windows when the frames are sound and only the seal has failed. If the frame is in good order, cutting out and resealing the perimeter can be all it needs, which is a much smaller cost. If the frame is life-expired, we will tell you. Converted and older buildings near places like Grain tend to move, and aged sealant cracks. The right product, sized to the joint, copes much better.
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.
Why appoint us
- Fixed quotes based on photos, drawings or a visit
- Colours chosen to suit frames, cladding or finishes where possible
- Old sealant cut out, never sealed over
- Constructionline member
Aftercare for building managers
Your facilities or cleaning team can help the joints last. Pass these on to them:
- Ask cleaners to use soft cloths around fresh sealant
- Plan external elevations with the weather in mind
- Check frame gaps are within the sealant’s range before sealing
- Share drawings and the specification as soon as possible
Expect some settlement in the first months. The right product in each joint copes with that while rigid fillers and caulk can crack where movement is larger. If that happens, let us know.
Sanitary joints that fail early become defects soon after occupation. Leaks behind showers and basins damage finishes and floors, and the repair falls into the defects period. Proper preparation, with the right silicone first time, keeps it off the defects list.
Diagnose, treat, sign off
Working in a building that stays open takes some planning. We sign and contain the area we are in, keep walkways clear and work section by section so the rest of the building stays in use. For a building around Grain, tell us how to find it and who will meet us. Add it to your enquiry and we will build it into the plan.
- First we take quantities off the drawings and read through the specification.
- A fixed quote sets out the scope, the products and the sequence.
- Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
- Areas are sealed plot by plot or floor by floor as the trades hand them over.
- Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
- Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.
Before we start on site
- Warn occupants and staff about the work
- Arrange parking or a loading space
- Make sure the joints can be reached

Advice
What sealant work can’t fix
Our job is the joint, not everything around it. Sealant alone won’t deal with:
- Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)
- Specifying the product where the designer hasn’t
- Frames fitted out of tolerance
If you are not sure, just call the office on 01277 525 020 or email drawings and photos and we’ll give you a straight answer before you book.
What we seal
- Sanitary and kitchen joints
- Internal decorators’ caulk
- Window and door perimeters
- Cladding and panel joints
- Brick and block movement joints
- Floor and skirting junctions

Mastic packages on Grain sites
Grain sits close to the coast, within about 1 mile. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so joint design, primers and product choice deserve extra care. At about 35 miles from central London, Grain is within reach of the capital. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, and each scheme needs its mastic sealed to programme.
Projects at schools like St James Church of England Primary Academy work to term dates, so mastic is programmed tightly. When a college such as Sheppey College, 2.1 miles to the south-east of Grain, builds or refurbishes, the mastic package typically has to fit around students and staff.
Grain is about 5 miles north-west of Minster, in Medway. Commercial clients in Grain use us for work on mastic packages, as part of our coverage of Medway. We work across 54 places in Medway, large and small. We also cover London, around 35 miles from Grain.
Work on mastic packages is covered throughout ME3, for business premises of every kind. Buildings on High Street, Power Station Road and Chapel Road are within our area. Close to Grain, our area also takes in Wallend (1 mile west), Blue Town (2 miles south-east), Sheerness (2 miles south-east), Queenborough (3 miles south-east) and Rushenden (3 miles south). Bigger towns within reach include Gillingham (8 miles south-west), Chatham (10 miles south-west), Rochester (10 miles south-west), Rainham (8 miles south-west), Strood (11 miles south-west) and Luton (10 miles south-west).

Doing it in-house
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.
