Questions about Rainham
Can work at a site such as University of Greenwich - Medway fit around teaching?
Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.
Does a coastal location like Rainham affect which sealant is used?
It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
How do you choose the sealant?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
How long does a job like this take?
We plan the time on site around your programme and access. We will give you an estimate of time on site when we quote.
Will you just go over the old sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.
What joints do you seal on a new build?
Inside and out: frame perimeters, movement joints, caulk where called for, sanitary and kitchens, all priced as one package.
Can you work to our specification?
Yes. The specification and the manufacturer’s installation guidance are what we work to.
How we handle construction mastic in Rainham
On a new build, the mastic package is one of the last trades through each area, which puts it right on the critical path. Mastic Doctor takes on mastic packages for main contractors and developers on schemes in Rainham, sealing plot by plot or floor by floor as areas are released. We work on floor and skirting junctions, window and door perimeters and brick and block movement joints, and the usual reasons a site gets in touch are missed perimeter joints on a new elevation and internal caulk splitting as the building dries out. For commercial sealant work in Rainham, you deal with one contact from quote to sign-off, whether it’s one building or several.
Many towns of Rainham’s size have older buildings being converted or extended, so new windows and cladding meet old masonry. Getting the product and primer right for both faces is what keeps those joints sound.
We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application, and we come back if anything isn’t right.

After the work
Regular inspection catches problems early. In particular:
- Record the products used in the O&M file
- Put any product change through the designer first
- Brief following trades on areas that have been sealed
- Ask cleaners to use soft cloths around fresh sealant
Tell the builders’ clean team which areas have new sealant. Blades and abrasive pads are the commonest cause of damage at the final clean, so stick to soft cloths and gentle cleaners near sealant.
Oversized gaps are a problem better caught early. Sealant stretched over an oversized gap won’t last, so the installer needs to correct it first. We flag them as soon as we see them.
When something else is needed
We check first that sealant really is the fix. It isn’t the answer for:
- Damage to finishes by other trades after we’ve sealed
- Defective windows, doors or glazing units (the supplier or installer’s job)
- Approving fire stopping as compliant
If in doubt, speak to us on 01277 525 020 or send details through our quote form and we’ll say what we think before you book.

Leave it or put it right?
Some packages split mastic across the window fitter, kitchen fitter and plumber. In practice it often means different standards, gaps in responsibility and snags nobody owns. One mastic subcontractor for the lot keeps it simple, with the same standard on every plot. In a town such as Rainham, a lot of buildings are older and have been altered over time, so joints between old and new are often the first to go. Renewing them before water gets in protects the fabric.
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we will explain how it’s made up.

Site staff or a sealant specialist?
Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
How the job changes by surface
External facade and movement joints
Brickwork, blockwork and panel movement joints need a sealant with the right movement capability. We set the depth with backing rod to avoid three-sided adhesion.
Bathrooms, en suites and washrooms
Sanitary joints around baths, showers, basins and WCs need anti-mould sanitary silicone. Joints are cleaned, sealed and tooled neatly.
Facades, frames and programmes in Rainham
Rainham lies within about 3 miles of the sea. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, and the sealant, primer and backing need choosing with that in mind. Rainham is about 32 miles from central London. Towns within reach of London tend to keep building, from flats to offices and schools, which keeps mastic packages in demand.
Hotels like The Green Lion Hotel, under half a mile north-east of Rainham, rarely close for long, so refurbishment mastic is phased floor by floor. For contractors on a campus like University of Greenwich - Medway, 4 miles north-west of Rainham, facade and perimeter sealing has to fit around students and term dates. New units and refits on sites such as Parkwood Shopping Centre (to the south-west of Rainham) need their panel and perimeter joints sealed to the specification.
Rainham is about 2 miles south-east of Gillingham, in Medway. Any commercial site in Rainham is covered, whether it’s a single job or part of a planned programme. We work across 54 places in Medway, from busy centres to rural villages. London is covered too, around 32 miles from Rainham.

As one of the bigger centres in Medway, Rainham has a broad mix of commercial, public and industrial buildings, and we cover them all.

How a job runs
Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us. Parking and loading for town-centre jobs in Rainham are worth mentioning when you send details. Industrial and business units typically have yard or car park space.
