Washroom sealing for Grain sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Washroom sealing in Grain, done properly

In a busy washroom, the sealant usually gives up long before the tiles or fittings. Basin tops, urinal backs, panel joints and shower trays put it under water, chemicals and daily cleaning and mould that roots into it can’t be cleaned away. We strip it out and lay new anti-mould sanitary silicone. The enquiries we see most involve open joints along basins and vanity units and a new bead over an old one coming away, across kitchens and tea points, IPS panels and cubicles and urinals and WCs. A specialist sealant contractor works differently from a general builder: in Grain, that means joint design, primers and backing rod as standard.

In and around smaller places like Grain, washroom work is often in halls, pubs, primary schools, care homes and holiday accommodation. Sealant that has gone black with mould usually can’t be cleaned, so it is cut out and replaced.

We sign every job off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

Do you need washroom sealing in Grain?

We often find acrylic caulk or general-purpose sealant in joints that should have sanitary silicone. They don’t stand up to constant water and they discolour and fail early.

Any of the following is a good reason to get the joints checked over:

  • Discoloured joints around urinals and WC pans
  • Open joints along basins and vanity units
  • Panel joints letting water behind
  • Shower tray joints that have opened up

At a school such as St James Church of England Primary Academy, changing rooms and kitchens need cleanable joints as much as the toilets.

What to look for in a quote

  • Are they CHAS accredited or on Constructionline?
  • How they’ll work around occupants
  • Whether their applicators hold CSCS cards
  • What site paperwork they can supply

Our contractor checklist

When it isn’t the sealant

Being straight saves everyone time. Fresh joints won’t solve:

  • Mould caused by poor ventilation, which will return until the extract is fixed
  • Water escaping beneath the floor rather than through a joint
  • Leaking pipes, traps, wastes or cisterns, which need a plumber

Not sure which it is? You can give us a call on 01277 525 020 or email the details over and we’ll tell you honestly.

Joints and surfaces we work on

  • Kitchens and tea points
  • Accessible toilets and changing rooms
  • Vanity units and basins
  • IPS panels and cubicles
  • Urinals and WCs
  • Showers, trays and wet room floors

When to bring in a specialist

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Questions we are asked in Grain

Can work at a site such as Sheppey College fit around teaching?

Yes. Education sites normally want the work in vacations or in phases during term, and we plan to suit. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Is Grain too far out for you?

No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Do you use special sealant for toilets and showers?

An anti-mould sanitary silicone in the majority of cases. Neutral-cure grades are used where acetoxy types could mark metals, stone or mirror backings.

Do you guarantee washroom sealing?

Every job carries our 12-month guarantee. It covers our workmanship rather than damage, leaks from plumbing or ventilation problems.

Do you need to remove the old sealant?

The whole of the old bead is removed and the surfaces cleaned before resealing. That’s what makes the new joint last.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Are you fully insured?

Yes. We are fully insured, and the certificate can go with your quote.

Different surfaces, different methods

Urinals and WC pans

Floor joints around WC pans are often forgotten. They are checked with everything else.

Changing rooms and gyms

Changing rooms in gyms and leisure centres stay wet and warm so sealant there works very hard. We use anti-mould sanitary silicone throughout.

Sanitary sealant for Grain buildings

Grain is within about 1 mile of the coast, and places by the sea often rely on visitors, so their hotels and holiday lets see heavy seasonal use. Bathrooms turned round daily in the busy months need sound, cleanable joints, so we plan the work for quieter weeks where possible. Central London is about 35 miles from Grain, within the office belt around the capital. Office toilets in the commuter belt are in use from first arrivals to last departures, so we phase work to keep some facilities open.

Colleges such as Sheppey College (2.1 miles south-east of Grain) have toilets, changing rooms and catering kitchens that can be resealed around term dates. Where you’re responsible for a hall attached to a building such as Church of St James, its kitchen and toilets need sealant that stays cleanable.

Grain is about 5 miles north-west of Minster, in Medway. Across the ME3 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. We work across 54 places in Medway, large and small. Our London page has more on work in that area.

We take on washrooms and wet areas across the ME3 postcode area, whatever the building. Buildings on High Street, Power Station Road and Chapel Road are within our area for washrooms and wet areas.
