Expansion joint sealing in Grain

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Expansion joint sealing for commercial buildings in Grain

If you need expansion joint sealing in Grain, start with photos and joint lengths. Send them through our quote form, and we will arrange a site visit if needed, then send a fixed quote that names the sealant. To discuss the joints first, speak to us on 01277 525 020 or email us. If you’re dealing with water getting into the wall through a failed joint and leaks through car park deck joints onto the level below, we can help, whatever the surface. Looking for mastic applicators who cover Grain? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

For a site near Grain, measurements and photos up front mean one trip where possible. Tell us the joint widths if you can, and what drives or walks over them.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Common problems we fix in Grain

When the movement exceeds the sealant’s capability, the bead tears. Cohesive failure, a split through the centre, normally means the joint or product wasn’t right for the movement. Resealing like for like often fails the same way, so we check width and movement before quoting.

If one of these sounds familiar, it’s time for a closer look:

  • Rain penetration at brick or block movement joints
  • Sealant pulling off the joint face
  • Expansion joints filled with dirt and stones
  • Car park joints leaking onto vehicles below

For floors and slabs around Grain, the product is chosen for the traffic and the movement at each joint.

Our contractor checklist

How the job changes by surface

Cladding panel joints

Metal and composite panels shift considerably as temperatures change. A sealant with the right movement class is chosen.

Podium joints

On podiums, the joint can belong to a larger waterproofing detail. Where the specification calls for sealant, we reseal.

Honest limits

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Cracking or settlement that calls for an engineer’s assessment
  • Broken or spalled joint edges, which need repairing before any sealant goes in
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)

Not sure which it is? You can speak to us on 01277 525 020 or send photos by email and we will tell you honestly before you book.

Where we work in Grain

  • Blockwork control joints
  • Brickwork movement joints
  • Precast concrete panel joints
  • Podiums and floor movement joints
  • Cladding panel joints
  • Car park decks and ramps

Aftercare for building managers

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Inspect movement joints alongside other routine building checks
  • Keep racking legs and heavy point loads off floor joints
  • Keep product details with the building records for the next reseal
  • Reopen bays and walkways only after the stated cure time

Keep wheels, feet and water off new joints until the sealant has cured. The time varies with product, conditions and joint depth and we will tell you when each bay or area can reopen. Barriers left in place until then protect the finish.

An open joint fills with grit, and a joint full of grit can’t close. The arrises crack and break away under the load, turning a sealant job into a repair job. Keeping the seal sound avoids all of that.

Questions about Grain

Does the sea air around Grain change the choice of sealant?

It can. Coastal exposure works external joints harder than inland weather. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

Is Grain off your patch?

No. Places such as Grain are covered as much as the big towns. Our area covers London and the South East counties. Good photographs up front let us bring everything on the first visit.

What will the job cost?

It depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a quote and we will price it properly.

Will you quote for a small job?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

How do I request a quote?

You can use the quote form on this site; alternatively, ring 01277 525 020 or send photos by email. Include photographs or drawings if you have them.

Which product is best for expansion joints?

It depends on the movement, exposure and traffic. Low-modulus neutral-cure silicone suits many facade joints, while polyurethane is common in trafficked floor and deck joints unless the specification names something else.

Does the weather affect the work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

On site: what to expect

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. For a building around Grain, tell us how to find it and who will meet us. Send that with the details and we’ll confirm the plan with the quote.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. We compare each joint’s width with the movement and the sealant’s capability and tell you if the design looks wrong for the movement.
  3. Every joint is cleared of the failed seal and any grit packed into it.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

What we need from you

  • Let us know about inductions and permits
  • Point out any areas we must not close

Doing it in-house

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Slabs, ramps and loading bays in Grain

Grain sits close to the coast, within about 1 mile. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, and edges left open tend to break up faster. Grain sits in one of the drier corners of the country, the South East. External slab and deck joints still need a dry, clean joint to seal, and where de-icing salt is spread in winter, open joints let it in.

For a school such as St James Church of England Primary Academy, playground and building joints can be done in the holidays.
