Construction mastic for commercial buildings in Acharn

Since 2005 we have worked alongside main contractors, developers and fit-out firms. Quantities come off the drawings, the sequence is agreed with the site manager and the work follows the trades. To price a package in Acharn, send drawings and the specification through our quote form. We work on internal decorators’ caulk, sanitary and kitchen joints and window and door perimeters, and the failures we are asked to look at most are a long mastic snag list close to completion and inconsistent sealant finishes from plot to plot. Searching for sealant specialists in Acharn? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Outside mastic in Scotland needs a dry, frost-clear joint, and in a place like Acharn that means watching the forecast. A little flexibility in the programme lets external joints go in on suitable days.

Every job is signed off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

What sealant work can’t fix

Honesty saves time and money. New sealant won’t cure:

  • Joint design decisions that belong to the architect or engineer
  • Damage to finishes by other trades after we’ve sealed
  • Frames fitted out of tolerance

Not sure which it is? You can call the office on 01277 525 020 or email drawings and photos and we’ll tell you honestly before you book.

Questions about Acharn

Can you work to our programme on a site in or near Acharn?

Yes. The mastic is planned around your key stages. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Is a smaller place like Acharn outside your area?

No. Places such as Acharn are covered as much as the big towns. We cover the whole of Scotland. Good photos up front let us bring everything on the first visit.

Do you have public liability insurance?

Yes. Mastic Doctor is fully insured, public liability included.

Can you fit around our programme?

We follow the trades through the building. Each plot, floor or elevation is sealed when it’s ready.

How soon can the area be used again?

We will confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.

What guarantee comes with a mastic package?

Each package is signed off with a 12-month workmanship guarantee. The guarantee covers our work, not later damage by other trades.

Are you CHAS accredited?

We are CHAS accredited and a Constructionline member, and each applicator is CSCS-carded. Public liability insurance is in place.

Surface by surface

Window and door perimeters

Perimeter joints between frames and the structure are the weather line on any new building. We use the specified perimeter sealant, usually a low-modulus neutral-cure silicone.

Kitchens and utility areas

On commercial kitchen fit-outs, hygienic sealants are often specified. Joints are sealed smooth so they’re easy to clean.

For managing agents and facilities managers

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Acharn can form part of a wider programme across Perth and Kinross.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

When to call us in Acharn

Frames installed with uneven gaps make perimeter sealing harder. Every product has limits on how wide a joint it can bridge, so gaps outside that range need sorting by the installer first. We flag them early rather than filling them with sealant that won’t last.

Things that normally lead to an enquiry:

  • Bath and shower joints scraped during the final clean
  • Failed sealant in an existing building being refurbished
  • A long mastic snag list close to completion
  • Missed perimeter joints on a new elevation

On any site in or around Acharn, the mastic follows the specification and the programme.

Questions to ask before you book

  • Health and safety accreditation such as CHAS
  • How long is the guarantee, and what does it include?
  • Will RAMS and insurance details be available?
  • Can the work be phased to keep areas open?

Our process

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then reopened once the sealant allows before the next one starts. Travel to smaller Scottish places like Acharn is planned so the job is finished in one visit where possible, which is why we ask for photos and a full list first. Outside work also needs a suitable weather window.

  1. Drawings, specification and programme come to us.
  2. We take off quantities and return a fixed quote.
  3. We agree with the site team which areas come first.
  4. Each area is sealed when it’s released.
  5. Joints are prepared, backed and sealed to the specification.
  6. After snagging, the work is handed over under our 12-month guarantee.

Preparing the site

  • Let building users know which areas are affected
  • Share your working hours and any access restrictions
  • Send asbestos survey details if the building is pre-2000

Maintenance after handover

A few simple habits keep the new joints working:

  • Record the products used in the O&M file
  • Keep scrapers and abrasive pads off new beads
  • Ask installers to correct oversized gaps first
  • Release areas for mastic once other trades have finished in them

Record which products went where in the handover file. That helps the building owner maintain the joints later, and tells you what to reseal with. We can confirm the handover information you need when we quote.

External joints sealed in poor weather are a common cause of early failure. Waiting for a dry joint and the right temperature is better than redoing work, so we plan external work with that in mind.
