About our construction mastic in Aithsetter
Since 2005 we have worked alongside main contractors, developers and fit-out firms. Quantities come off the drawings, the sequence is agreed with the site manager and the work follows the trades. To price a package in Aithsetter, send drawings and the specification through our quote form. We work on cladding and panel joints, window and door perimeters and brick and block movement joints, and the failures we’re asked to look at most are bath and shower joints scraped during the final clean and early adhesion failures on new external joints. Whoever orders the work in Aithsetter, the brief is usually the same: a clear scope, tidy work and joints that don’t fail again.
Outside mastic in Scotland needs a dry, frost-clear joint, and in a place like Aithsetter that means watching the forecast. A little flexibility in the programme lets external joints go in on suitable days.
Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Site staff or a sealant specialist?
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
Building and refurbishing in Aithsetter
Aithsetter lies within about 2 miles of the sea. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, so joint design, primers and product choice deserve extra care. Aithsetter is in the east of Scotland, which is drier than the west. Frosty spells still affect external mastic dates. We agree external dates with the site team and keep internal work ready.
Sites around Aithsetter get mastic sealed to the drawings and the programme, nothing improvised. Window perimeters and facade joints around Aithsetter need correct width, depth and backing rod as much as a neat finish.
Aithsetter is in the Shetland Islands. Our applicators travel to Aithsetter for work on mastic packages, handled exactly as we handle every other area. Our the Shetland Islands coverage takes in 63 places, large and small.

Cost factors for mastic packages
To price the job, we consider:
- Travel to remote or island sites
- Joint width, depth and condition
- Removal of failed or old sealant
- The total length or number of joints
Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.
What we need to price the job
We can often quote from photos and a few details. It helps to include:
- Specification clauses that apply
- Rough lengths or quantities, or drawings if you have them
- Whether the building will be occupied during the work
- Any dates the work must fit around
Let us know the site, the scope and your timescale, and a fixed quote will follow. The easiest way is to ring 01277 525 020 or send details through our quote form.
On site: what to expect
Tell us your site hours and access windows and we’ll plan around them. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. For a building near Aithsetter, directions, keys and a contact on the day are worth sorting early. We will confirm the plan with the fixed quote.
- We price from the drawings, specification and programme you send.
- You receive a fixed quote listing scope, products and phasing.
- Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
- We seal each plot or floor as it’s released to us.
- Each joint is prepared, backed to depth and sealed in the product the specification names.
- Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.
What we need from you
- Send your site hours and access windows
- Share the asbestos register for older buildings
- Tell us what induction or permit system the site runs

How the job changes by surface
External facade and movement joints
Movement joints in the facade are sealed with a product suited to the expected movement. Depth is controlled with backing rod so the bead bonds to two sides only.
Bathrooms, en suites and washrooms
Sanitary joints around baths, showers, basins and WCs need anti-mould sanitary silicone. Joints are cleaned, sealed and tooled neatly.
Your questions answered
Our building in Aithsetter is near the coast: does that change the sealant?
It can. Coastal exposure works external joints harder than inland weather. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.
Will you travel to Aithsetter on the island?
Yes. Islands are part of our area, Aithsetter included. Island work is planned around ferry crossings and the weather, so photos and a full list before we travel are essential.
What does a mastic package usually include?
Inside and out: frame perimeters, movement joints, caulk where called for, sanitary and kitchens.
Can you work to our specification?
We work to the specification and the manufacturer’s installation guidance. Primers, backing and joint depth follow what the manufacturer sets out.
How long do sealant joints last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.
Can you work plot by plot or floor by floor?
We follow the trades through the building. Areas are sealed as they’re released by the site team, and we’ll raise anything that holds the work up.
Can you come in just for snagging?
Yes, we can. Send the snag list or photos and we will price it, with the work timed to your handover date.

Honest limits
Not every problem is a sealant problem, and we are upfront when that’s the case. These need a different solution:
- Faulty frames rather than failed sealant
- Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)
- Frame gaps too wide for sealant, which the installer needs to correct
If you’re not sure, just call 01277 525 020 or email drawings and photos and we will give you a straight answer before you book.
Joints and surfaces we work on
- Window and door perimeters
- Cladding and panel joints
- Sanitary and kitchen joints
- Floor and skirting junctions
- Brick and block movement joints
- Internal decorators’ caulk
Leave it or put it right?
On a refurbishment, there’s a choice between resealing existing frames and replacing them. If the frame is in good order, cutting out and resealing the perimeter can be all it needs, which is a much smaller cost. We’ll say so if a frame itself is the problem. Around smaller places like Aithsetter, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Early resealing prevents it.
The specified product makes a difference, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.
