What the job involves on each surface
Showers and trays
In staff, hotel and changing-room showers, the tray joint and wall corners take the hardest use. Each bead is stripped, the joint dried and new sealant laid.
IPS and cubicle panels
IPS panels and cubicle systems have joints at the wall, the floor and the worktop. Those joints protect the boards behind from water.
Washroom sealing in Racks, done properly
Since 2005 we have resealed commercial washrooms for facilities teams, contractors and building owners. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We are fully insured. Our workmanship is guaranteed for 12 months. We work on kitchens and tea points, vanity units and basins and accessible toilets and changing rooms, and the failures we are asked to look at most are kitchen worktop joints that can’t be kept clean and panel joints letting water behind. Whether you call it commercial sealant work, mastic application or joint sealing, in Racks it comes down to the same thing: the right product in a properly prepared joint.
Travel to smaller places like Racks is planned so the work is finished on one visit. Send photos and a room list and we’ll give a fixed quote.
We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant.

Owners, agents and contractors
Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.
Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
Cost factors for washrooms and wet areas
Each job is priced on its own details. The things that drive the figure:
- Specialist products, such as fire-rated or hygienic sealants
- Removal of failed or old sealant
- Working within restricted access windows
- Travel to remote or island sites
The product called for affects the cost, and so does the preparation. Access, phasing and site rules also count.
What to include in your enquiry
There’s no need for a formal survey. A few details are enough to get going:
- The postcode of the building
- Whether the building will be occupied during the work
- Your programme or deadline
- The asbestos register, for older buildings
Let us know the site, the scope and your timescale, and a fixed quote will follow. The easiest way is to call the office on 01277 525 020 or email drawings and photos.
Keeping the joints sound
To get the most from the new sealant:
- Squeegee showers and trays after busy periods
- Avoid scourers and harsh descalers on silicone
- Make sure washroom ventilation is running
- Photograph and log failed joints across the estate
Ask your cleaning team to use gentle products and soft cloths on sealant. Aggressive descalers, solvents and scouring pads shorten its life over time.
Water getting behind IPS panels and vanity units can swell the boards. Once that happens, a reseal won’t fix them.
Questions about Racks
Is Racks too far out for you?
Not at all. Racks is within our area. We cover the whole of Scotland. We plan jobs in smaller places so return trips are kept to a minimum.
Do you take on work at healthcare sites like Midpark Hospital?
Yes. Healthcare sites are among the places we work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Is it OK to put new silicone on top of the old?
The whole of the old bead is removed and the surfaces cleaned before resealing. It’s the difference between a joint that lasts and one that peels.
How many days will you need on site?
It depends on the scope, though a typical visit normally takes a few hours for one toilet block, with bigger buildings phased across a number of visits. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.
Can you reseal washrooms in healthcare buildings?
Yes, healthcare and care settings are part of our work. Tell us what records you need and we’ll confirm with the quote.
Does the weather affect the work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
Will all the toilets be closed at once?
The work is phased so users always have somewhere to go. One washroom, one bank of cubicles or one changing room is done at a time. Tell us your site hours and access windows and we’ll plan around them.

What else we do in Racks
Why deal with it now?
A failed joint behind a basin or along a shower tray lets water run where it shouldn’t. That can lead to swollen boards, marked ceilings below and lingering smells, and fixing that takes far more work than resealing. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Resealing early avoids that.
Pricing washrooms and wet areas depends on how many there are, their condition and the access, plus any specification you’re working to. Ask us for a fixed quote.
