How commercial sealant contractors works in Falkirk

We’ve applied sealant on commercial sites for over 20 years, and the paperwork side is in order: we are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. We work on kitchen worktops and splashbacks, washrooms and tea points and floor and threshold joints, and the failures we are asked to look at most are damp patches where an external joint has failed and shrunken sealant along kitchen worktops and splashbacks.

Before we leave any area, the masking comes off, the area is cleaned and every joint is checked with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Where parts of the building must stay open, the work is phased.
  4. Old sealant is cut out completely, never sealed over.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. We check the work with you, and the 12-month guarantee starts.

Around Falkirk

We work on buildings around Callendar Park, The Goose On Newmarket pub and Comely Park School. You will also find Falkirk High School (0.7 miles south-west) and St. Francis Xavier's Roman Catholic Church (under half a mile north). Falkirk has its own railway station: Falkirk Grahamston station. Well-known places in the area include Torwood Castle (4 miles north-west) and Falkirk Community Hospital (less than half a mile south-west). The countryside around Falkirk includes Callendar Lake.

Shops, offices and hotels in Falkirk

Shop fits, office refurbishments and hotel refits in towns such as Grangemouth, Bo'ness and Larbert all leave joints that need sealing. Visible joints call for a matched colour and a clean tooled finish.

The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, so we keep some flexibility in the dates. Coastal places in Falkirk often have hotels, guest houses and holiday accommodation with busy seasons, so work is often best planned for quieter months.

Falkirk: For a hotel such as Orchard Hotel, which lies east of Falkirk, the colour of a joint at the bar or the bath matters to the look of the room. For premises near Falkirk Grahamston station, less than half a mile north-east of Falkirk, footfall is part of the plan: work is phased so shops and offices keep trading.

When to bring in a specialist

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Why it fails

A split down the middle of the bead tells a different story. Normally the movement was too much for the sealant chosen. Replacing it like for like rarely holds, which is why we look at the joint design as well.

These are often picked up first by site or facilities staff:

  • External beads that have gone brittle and cracked
  • Smeared sealant across finishes from a rushed job
  • Sanitary sealant that has gone black and patchy
  • Gaps behind commercial kitchen worktops and sinks

After the work

Regular inspection catches problems early. In particular:

  • Note dates and locations of sealant work for future planning
  • Keep barriers up until the new sealant has cured
  • Make sure contractors see the asbestos survey before cutting out old mastic
  • Look at the sealant around anything that has been moved or replaced

Keep an eye out for other trades after we have gone. When fittings are moved or cabling added, the sealant nearby is easily disturbed, and it’s easy to forget to reseal afterwards. If that happens, call the office on 01277 525 020 or use the quote form and we’ll price putting it right.

In kitchens and washrooms, a failed joint is a cleaning problem as well as a leak risk. Cleanability is something environmental health officers pay attention to.

Different surfaces, different methods

Shop fronts and retail fit-outs

Most shops can’t close for a reseal. Tell us your trading hours and access windows and we will plan around them, working in sections where that helps.

Commercial kitchens and tea points

Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. Proper degreasing comes before any new sealant.

When something else is needed

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • A failed roof covering or waterproofing membrane
  • Cracking that needs a structural engineer to look at it
  • Removing asbestos-containing materials (a licensed or specialist contractor’s job)

Falkirk: questions and answers

How many days will you need on site?

It depends on the scope, but the work typically takes anything from part of a day on a short run of joints to several weeks on a large phased package. Larger or phased jobs take longer, and we will give you a timescale with the quote.

How long before the joints can be used?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Which site documents can you send us?

Send your site requirements with the enquiry. From you, we will need the asbestos information for older buildings and any site rules.

Is your work guaranteed?

Our workmanship is guaranteed for 12 months. Public liability insurance is in place too.

What about asbestos in old mastic?

In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and anything suspect is left until it has been tested.

Can areas stay open during the work?

It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we’re sealing, until its cure time has passed.
