Coloured sealant in Roffey, done properly

Coloured sealant work ranges from a new shop fit to replacing failed joints on an existing building. When replacing old joints, the new colour typically has to match what’s already there. The enquiries we see most involve shop fits that need consistent sealant colours across sites and colour changes after a rebrand or refit, on hotel bathrooms and public areas, shop-fit joinery and counters and natural stone and brick. Looking for mastic applicators who cover Roffey? We’ve been sealing commercial buildings since 2005.

Places like Roffey tend to have a handful of commercial buildings: a local shop, a pub or restaurant, a surgery, a school and the odd office or workshop. Each job is modest, yet a joint in a small café needs the same cutting out, cleaning and sealing as one in a city office.

We stand by our work: 12 months, guaranteed. That covers our preparation and application, and we come back if anything isn’t right.

Questions about Roffey

Will you take on work at estates like Nightingale Trading Estate, close to Roffey?

Yes. Estates, retail parks and business parks around Roffey, Nightingale Trading Estate among them, are all within reach. A few photos and the unit address let us price the work.

Is Roffey off your patch?

No. Places such as Roffey are covered as much as the big towns. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.

Who decides which product is used?

If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Will you just go over the old sealant?

No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Can we see a sample before the full job?

Yes. Where colour is critical, we can agree a short sample bead in a discreet spot. Cured sealant can look slightly different from the wet bead, so seeing it in place helps.

Can we specify the colour by RAL number?

Yes. Give us the RAL reference and we will check it against the product’s range. You’ll see the nearest options.

What’s the quickest route to a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photos and a postcode.

On site: what to expect

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. For a job in Roffey, the main thing is a clear picture of the work, so send photographs of each area. You will then get a fixed price for the work.

  1. First we agree which sealant type the joint needs.
  2. Your RAL reference, sample or photo is checked against that product’s colours.
  3. The nearest colour is agreed, with a sample bead where needed.
  4. The existing bead comes out, then faces are cleaned and backed.
  5. Edges are masked and the coloured sealant applied and tooled.
  6. We remove the masking and walk the finished joints with you.

What we need from you

  • Tell us which areas need to stay in use
  • Explain the parking and delivery arrangements
  • Have the specification and drawings to hand

Ask for a quote

Send us photos, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

What affects the price in Roffey

We price every job individually. The things that drive the figure:

  • Specialist products, such as fire-rated or hygienic sealants
  • Backing rod, priming and other preparation
  • Removal of failed or old sealant
  • Induction, permit and paperwork requirements

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Sending details for a quote

For an accurate fixed quote, we need a clear picture of the site. Send us:

  • Clear photos of the problem areas
  • Where the site is, with the postcode
  • Approximate linear metres or a joint schedule
  • Specification clauses that apply

Quotes are fixed against the scope you send, so the cost is agreed before work starts. To start the process, speak to us on 01277 525 020 or email a schedule or drawings.

Different surfaces, different methods

Hotel interiors

Phased resealing lets rooms go back into use quickly. We plan around your occupancy so rooms return to service in stages.

Powder-coated and anodised frames

Frames finished to a RAL reference are a frequent colour-matching job. We compare the reference with the specified product’s colour range, and you confirm the choice.

Leave it or put it right?

Matching new joints to the existing ones is easier when the whole run is done together. Piecemeal repairs over several years tend to drift in colour, so a planned reseal often looks better value. Over time, UV, weather and movement wear any sealant out. Renewing it in good time keeps the building weathertight.

There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote.

Why us?

  • Matching to RAL references, product permitting
  • One phone line for London, the South East and Scotland
  • A fixed quote before work starts
  • Colour options checked against the specified product

Looking after the joints

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Ask contractors to check the colour before resealing
  • Keep the colour details for future repairs
  • Avoid piecemeal repairs on coloured joints
  • Clean coloured joints with mild products

Expect some change in appearance over the years. That is normal for exposed sealant.

Standardise the sealant colour on multi-site work. Consistency makes future work simpler.

Should maintenance staff do it?

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Coloured sealant in Roffey: the local picture

Roffey has at least three named business or industrial parks inside a 3-mile radius. Sites like these see regular refits, with shopfronts, offices and staff areas to seal. Rainfall across the South East, Roffey included, is lower than in many parts of the UK. External joints still need dry faces and the right temperature, and damp or frosty mornings can hold work up.

Shopping centres and retail parks such as Tanbridge Retail Park (1.8 miles south-west of Roffey) see a steady turnover of shop fits, each leaving joints where colour and finish matter. On estates like Nightingale Trading Estate (0.9 miles west of Roffey), the office and welfare end of each unit has its own sealant to maintain. If you have premises on more than one site, say at Nightingale Trading Estate and North Heath Lane Industrial Estate, one contractor and one quote can cover both.
