Coloured sealant across Midmar

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How the quote is worked out

The price varies from site to site. It mainly depends on:

  • Whether old sealant has to be cut out first
  • The total length or number of joints
  • Travel to remote or island sites
  • Induction, permit and paperwork requirements

Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Sending details for a quote

For an accurate fixed quote, we need a clear picture of the site. Send us:

  • Specification clauses that apply
  • Drawings or a marked-up plan, if available
  • Access details, including height
  • Photos of the joints, close up and from further back

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.

Coloured sealant for commercial buildings in Midmar

Matching to anodised or powder-coated frames is a common request. We compare the RAL reference with the colours made for the specified sealant, and you approve the choice. If the range has no close colour, a paintable sealant can sometimes be overpainted, where the specification allows. If you have white or grey sealant that clashes with the finish and fit-outs with a sealant colour in the specification, we can help. Facilities teams, main contractors and managing agents in Midmar tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Around smaller places such as Midmar, the commercial buildings tend to be hospitality, local shops, schools, health centres and converted rural buildings. Each has kitchens, washrooms and frames that depend on sound joints.

Every job we finish is backed by a 12-month workmanship guarantee, in Midmar as everywhere else we work. If our installation lets you down in that time, we return and fix it.

What sealant work can’t fix

Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be one of these:

  • Restoring stained stone or masonry next to old sealant
  • Colour variation across natural stone or brick that no single shade can match
  • Preventing all fading from sunlight and weathering

If in doubt, ring 01277 525 020 or send photos by email and we will say what we think before you book.

What we seal

  • Powder-coated and anodised frames
  • Natural stone and brick
  • Shop-fit joinery and counters
  • Hotel bathrooms and public areas
  • Office fit-out finishes
  • Cladding panels

How a job runs

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work normally takes a few hours or a phased programme, depending on joint lengths and how many colours are involved, and our waste is bagged and taken away as we go. Where we can, we combine work around Midmar with other jobs nearby, to make the most of each trip. Let us know if your dates have any give.

  1. We confirm the joint type and the product it needs.
  2. Your RAL reference, sample or photo is checked against that product’s colours.
  3. You approve the colour, on site if it’s critical.
  4. The existing bead comes out, then faces are cleaned and backed.
  5. We mask, seal and tool to a clean line.
  6. We remove the masking and walk the finished joints with you.

Before we start on site

  • Make sure the joints can be reached
  • Explain the parking and delivery arrangements
  • Send your site hours and access windows

Your questions answered

Is Kirkwood Business Park, near Midmar, within your area?

Yes. Our area takes in Midmar and its surroundings, with estates and business parks such as Kirkwood Business Park included. Send details of the unit and the work through our quote form for a quick quote.

Is Midmar off your patch?

Not at all: smaller places are covered as well as towns. We work across every Scottish council area. We plan jobs in smaller places so return trips are kept to a minimum.

Does weather matter for sealant work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

What hours do you work?

We’re in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.

Can you send site paperwork?

Each site asks for different documents, so tell us what you need and we will confirm it when we quote.

Do you have public liability insurance?

Yes. We’re fully insured, and the certificate can go with your quote.

What will the job cost?

We don’t publish prices, because every site is different. Send photographs or drawings and we will price it at a fixed figure.

Why deal with it now?

Across a chain of shops or hotels, consistency matters. Setting one product and colour for every site avoids variation across the programme. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.

The specified product makes a difference, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

What you get with us

  • Work to your specification and the manufacturer’s guidance
  • Coloured sealants to suit the setting, where available
  • Workmanship guaranteed for 12 months
  • Commercial sealant work since 2005

Site staff or a sealant specialist?

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Commercial premises in Midmar

Midmar is on Scotland’s drier eastern side. Winter frost and damp frames still stop outside sealing on some days. Outside work is booked with that in mind

For any commercial premises in Midmar, a lasting joint depends on full removal of the old sealant and clean, dry faces. On a business park such as Kirkwood Business Park, 2.5 miles north-east of Midmar, sealant work tends to follow fit-outs: receptions, tea points, washrooms and frame perimeters.
