Coloured sealant for Drylaw sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

What Drylaw’s businesses ask us to seal

With the shore within about 1 mile, Drylaw counts as a coastal location. For shops, hotels and offices, that means frontage and frame joints that weather faster than they would inland. Where a frontage needs a particular colour, the product still has to suit that exposure. The 2 miles around Drylaw include five care or nursing homes. Care settings have kitchens, lounges and corridors where joints need to be neat and easy to clean, often in colours that suit the décor.

Refits at hotels like Village Hotel, 0.6 miles to the north-east of Drylaw, bring joints at vanity tops, bars and reception desks that guests see every day. A business with units at Drylaw Shopping Centre and Craigleith Retail Park needn’t use two contractors for its sealant. Offices and shops close to stations such as Haymarket station (1.7 miles south-east of Drylaw) tend to be busy all day, so sealant work is planned around opening hours.

Drylaw is about 2 miles west of Stockbridge, in Edinburgh. Commercial clients in Drylaw use us for work on colour-matched joints. Drylaw is one of 174 places in Edinburgh on our list.

We cover the EH4 and EH5 postcode districts for colour-matched joints. Coloured sealant in Drylaw, done properly

We take on colour-matched work across new fit-outs, refurbishments and resealing of existing joints on sites in Drylaw. When replacing old joints, the new colour typically has to match what’s already there, especially on a listed or high-profile elevation. We work on shop-fit joinery and counters, hotel bathrooms and public areas and powder-coated and anodised frames, and the usual reasons a site gets in touch are marked sealant in hotel bathrooms and sealant that no longer suits recoated frames. Whoever orders the work in Drylaw, the brief is typically the same: a clear scope, tidy work and joints that don’t fail again.

Much of the older commercial stock in Scotland’s cities is sandstone or, in Aberdeen, granite. Stone needs a neutral-cure sealant suited to it and a colour that sits quietly against the masonry.

Every job is signed off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Why deal with it now?

Standard white or grey sealant is cheaper to stock, but it doesn’t always suit the finish. On visible work, the small extra effort of a colour from the product’s range pays off in how the finished space looks. Failed sealant in a shared building in Drylaw can affect more than one owner. Acting early avoids disputes and bigger repairs.

The product called for affects the cost, and so does the preparation. Access, phasing and site requirements come into it too.

Why clients in Drylaw choose us

  • One contact handling all your sites
  • Specification-led, product-correct work
  • Old sealant cut out, never sealed over
  • Sealing commercial buildings since 2005

For managing agents and facilities managers

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Your questions answered

Must a hotel around Drylaw close while you work?

In the majority of cases no closure is needed: we work room by room or floor by floor. The plan is built around your bookings.

Our building in Drylaw is near the coast: does that change the sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

Will you come and look before quoting?

That depends on the size and complexity of the job. Simple work can often be priced from photos, and bigger or more complex jobs usually get a visit.

Does coloured sealant change colour outdoors?

Some change over time is normal. Exposure, product and colour all play a part, and we can’t promise a colour that never alters.

How much does the work cost?

It depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a quote and we’ll price it properly.

Can wet areas have colour-matched sealant?

Yes. Wet-area sealants are made in colours as well as white. We check the colour range of the sanitary product specified and agree it with you.

When it isn’t the sealant

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Colour variation across natural stone or brick that no single shade can match
  • Stopping sealant from ever changing colour outdoors
  • Paint over sealant on joints that move too much

Not sure which it is? You can call the office on 01277 525 020 or use the quote form and we will tell you honestly before you book.

Surfaces we seal

  • Natural stone and brick
  • Powder-coated and anodised frames
  • Office fit-out finishes
  • Cladding panels
  • Shop-fit joinery and counters
  • Hotel bathrooms and public areas

Different surfaces, different methods

Powder-coated and anodised frames

Frames finished to a RAL reference are a frequent colour-matching job. We compare the reference with the specified product’s colour range, and you confirm the choice.

Natural stone

Natural stone rarely has one colour, and the sealant has to work with that. A stone-safe neutral-cure product is used in the closest available colour.

Should maintenance staff do it?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Our process

Tell us your site hours and access windows and we will plan around them. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. Work on a big city site in Scotland typically involves inductions and permits. Pass on the site’s contractor rules when you get in touch.

  1. Photos or drawings show us the finishes and joints.
  2. We send the closest colours from the product’s range.
  3. The programme and access are agreed, including any phasing.
  4. Joints are prepared, primed where specified and backed.
  5. The agreed colour is installed and tooled neatly.

Before we start on site

  • Send asbestos survey details if the building is pre-2000
  • Move anything stored against the joints
  • Share your working hours and any access restrictions
