Commercial sealant contractors across East Ayrshire: what to expect
Commercial occupiers rarely want a floor out of action for sealant work. Tell us your site hours and access windows and we’ll plan around them; phased work can also be planned so areas stay in use. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. We work on floor and threshold joints, external facade joints and window and door perimeters, and the usual reasons a site gets in touch are shrunken sealant along kitchen worktops and splashbacks and a top-up bead over failed sealant, now lifting.
We schedule the visit to fit the site hours and access windows you give us. While we are working, the area stays contained and tidy, and your contact hears from us before we move to the next area.
- First, details come to us: photos, drawings or a schedule of the areas.
- We work out why the joints have failed and fix a quote for the agreed scope.
- Site hours, access windows and the order of areas are agreed before we start.
- We strip the failed bead and prepare both faces of the joint.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Each area is inspected, signed off and backed by our 12-month guarantee.
Pricing in East Ayrshire
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.
Around Kilmarnock
Around Kilmarnock, our work takes us to commercial buildings near Henderson Church Of Scotland, The Wheatsheaf Inn and Kilmarnock Academy and the streets around them. Kilmarnock has its own railway station: Kilmarnock station. Nearby you will also find Burns Monument Centre (less than half a mile north-east) and Dean Castle (0.9 miles north-east). Not far away are Caprington Loch.
Shops, offices and hotels in East Ayrshire
In East Ayrshire, much commercial sealant work follows refits in shops, offices and hotels in places such as Kilmarnock, Stewarton and Cumnock. Visible joints call for a matched colour and a clean tooled finish.
Work in East Ayrshire comes under Scotland’s own building standards and technical handbooks. Our part is sealing to the specification, whatever the building.
Kilmarnock: Sites a few miles apart, such as Bonnyton Industrial Estate and Moorfield North Industrial Park, can share one programme and one point of contact. Industrial estates such as Bonnyton Industrial Estate, 0.5 miles to the north-west of Kilmarnock, have offices, trade counters and welfare areas whose sealant ages like any other building’s.
Common problems we fix in East Ayrshire
Washrooms and kitchens wear sealant out in their own way. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant; when mould is in the body of the sealant, no cleaner will shift it. Replacement with a sanitary anti-mould silicone is the lasting answer.
What tends to prompt an enquiry:
- Gaps behind commercial kitchen worktops and sinks
- Hardened, chalky sealant on south-facing or exposed elevations
- Earlier reseals applied straight onto the failed bead
- Messy, uneven beads from earlier work that let the building down
Commercial clients in East Ayrshire
Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, and each stage is agreed with your contact.
Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
Surface by surface
Commercial kitchens and tea points
A smooth, continuous joint is easier to keep clean, which matters when environmental health officers look at a kitchen. Work is timed around the hours you give us so the kitchen isn’t out of use longer than needed.
Fire-rated seals where specified
Not every penetration suits a sealant. Other products, such as collars, wraps and batts, are specified for different services, and we’ll tell you if the detail calls for something else.
When something else is needed
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Faulty windows rather than failed perimeter sealant
- A dripping trap, valve or pipe behind a fitting
- Cracking that needs a structural engineer to look at it
After the work
Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:
- Make sure ventilation in wet areas is switched on and working
- Respect the cure time before reopening an area
- Check sealant as part of routine building inspections
- Ask cleaners to use a soft cloth and mild cleaner on sealant
Later works are the usual way new joints get damaged. When fittings are moved or cabling added, the sealant nearby is easily disturbed and the joint gets left open. Where work has disturbed a joint, just call 01277 525 020 or email drawings and photos for a quote.
Occupiers often notice failing sealant before the facilities team does, and in a hotel, office or shop it makes the whole space look neglected. Replacing it on a planned cycle keeps complaints down.
Your questions answered
Are you CHAS accredited and on Constructionline?
Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.
Which site documents can you send us?
Let us know your requirements when you ask for a price, and we’ll confirm the RAMS, insurance and CSCS details with the quote. For older buildings we will ask for the asbestos register, plus your site induction rules.
Is the old sealant taken out first?
Full removal is part of every quote. Sealing over traps water and lifts once the joint moves, so it isn’t something we do.
Can weather delay the job?
Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
Do you work in East Ayrshire?
Yes. We cover East Ayrshire, and you can give us a call on 01277 525 020 or email a schedule or drawings to get started.
Will you just go over the old sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
How long do sealant joints last?
There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.
