Dalrymple: questions and answers
Is Dalrymple too far out for you?
No. Small places get the same service as large ones. Every Scottish council area is within our area. Where we can, we group nearby jobs to make the most of each trip.
Can the sealant on our Dalrymple premises match the finishes?
Yes, sealants come in a wide range of standard colours, and matching to RAL references, cladding, stone or frames is a common request. Available colours for the product are confirmed with the quote.
How long does a job like this take?
That varies with the scale of the job, though a typical visit usually takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks. For bigger or phased jobs, we’ll set out a timescale with the quote.
What do you need from us to quote?
Send photographs, drawings or a list of locations through our quote form. Where we need to see it, we will arrange a site visit, then send a fixed quote.
How do you keep disruption to occupiers down?
Most of the buildings we work in stay occupied. Only the area being sealed is closed, and the sequence is agreed in advance for as long as the cure needs.
How long before the joints can be used?
Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.
Do your applicators hold CSCS cards?
Yes. We use CSCS-carded applicators, which many sites require.
Commercial mastic work in Dalrymple
Mastic Doctor has been sealing joints for businesses and contractors since 2005, and the paperwork side is in order: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. If your site needs RAMS, an insurance certificate or CSCS details, say so and we’ll confirm with the quote. If you are dealing with sanitary sealant that has gone black and patchy and movement joints packed with grit and debris, we can help, on external facade joints, movement joints in walls and floors and washrooms and tea points alike. A single leaking joint is often how a building in Dalrymple first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.
In Dalrymple, as anywhere, the first joints to go are normally the ones that work hardest: frame perimeters in the sun, floor joints at doorways and anything that gets wet every day.
In smaller Scottish places like Dalrymple, commercial buildings are often hotels, pubs, shops, schools, surgeries and farm or estate buildings put to new use. Their kitchens, washrooms and window perimeters all need joints that keep water out.
Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

What sets the cost
The price varies from site to site. It mainly depends on:
- Quantities, in metres or numbers
- Location, for remote and island sites
- Access and working height
- Specialist products, such as fire-rated or hygienic sealants
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.
Sending details for a quote
It doesn’t need to be a full survey. These details are enough to start:
- Rough lengths or quantities, or drawings if you have them
- The product your specification calls for
- The asbestos register, for older buildings
- Anything awkward about access or site hours
For a fixed quote, speak to us on 01277 525 020 or email a schedule or drawings, telling us the site location and the nature of the job. You can also send details through our quote form.
Looking after the joints
A few simple habits keep the new joints working:
- Deal with small splits before they become leaks
- Keep a record of which joints were resealed and when
- Add sealant to the planned maintenance inspection list
- Check the asbestos register before anyone disturbs old sealant in an older building
Brief your cleaning team on the joints that have been resealed. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces, while a neutral cleaner and a soft cloth do no harm.
Each spell of wet weather pushes more water through an open joint. Behind a panel or frame, that water can sit unseen for a long time. Resealing early keeps the problem in the sealant and out of the building.

Diagnose, treat, sign off
In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before the next one starts. Jobs near Dalrymple are often grouped with others in the same area. Tell us how flexible your dates are.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Work is phased around your occupiers where areas need to stay in use.
- Old sealant is cut out completely, never sealed over.
- Each joint gets a suitable sealant, laid to depth and tooled.
- We check the work with you, and the 12-month guarantee starts.

Why deal with it now?
Some managers wait for a fit-out before touching the mastic. That’s reasonable for internal joints that are just tired-looking, but external and wet-area joints that already leak shouldn’t wait. We can seal the urgent joints now and leave the rest for the programme. Around smaller places like Dalrymple, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Resealing early avoids that.
The specified product makes a difference, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.
What you get with us

When it isn’t the sealant
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:
- Cracking that needs a structural engineer to look at it
- Faulty windows rather than failed perimeter sealant
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
Not sure which it is? You can call the office on 01277 525 020 or send details through our quote form and we will tell you honestly.

What Dalrymple’s businesses ask us to seal
The west of Scotland, where Dalrymple is, gets more rain than the east. External joints are sealed on dry days, with some flexibility in the dates.
Offices and shops close to stations such as Ayr station (to the north of Dalrymple) tend to be busy all day, so sealant work is planned around opening hours. For any commercial premises in Dalrymple, a lasting joint depends on full removal of the old sealant and clean, dry faces.
