About our washroom sealing in Old Ford

From one staff toilet in Old Ford to washrooms across a whole estate, we work the same way: details first, then a fixed quote, then the work, then the 12-month guarantee. Photos and a rough count of basins, urinals, showers and cubicles help us give a quick quote and a site visit is an option. If you are dealing with users noticing mouldy joints and split or peeling sealant at shower trays, we can put it right, whatever the surface. Facilities teams, main contractors and managing agents in Old Ford tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

In Old Ford, as across London, commercial kitchens and washrooms need sealed joints that can be cleaned properly. Hygienic and anti-mould sanitary sealants are used where they suit, with food-safe products where food contact is possible.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and the quote explains what it covers.

Diagnose, treat, sign off

When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work usually takes a morning or so for a small washroom, longer where showers and changing rooms are included. Most London premises stay occupied while we are on site, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. We inspect each washroom and record the joints to be resealed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. Old sealant is removed completely and the faces cleaned.
  4. Each joint is cleaned and left dry.
  5. New anti-mould sealant goes in and is tooled neat.
  6. Rooms reopen after the cure time.

What we need from you

  • For older buildings, check the asbestos register before work
  • Agree which areas must stay open
  • Move anything stored against the joints

Maintenance after handover

Once the work is signed off, these steps help:

  • Note failing joints building by building
  • Keep extract fans working and vents clear
  • Don’t leave an open joint at a basin or tray
  • Mention any site permits or estates rules at quote stage

Each room goes back into use only when the sealant has cured enough. You will be told when showers and basins can be used again and signage stays in place until that time.

In food areas, cleanability is something environmental health officers look at. Failed sealant around sinks and worktops is easy to put right in good time.

Building owners, agents and FMs in Old Ford

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first, with CSCS-carded applicators on site.

Questions about Old Ford

Can you work in a London building with booked loading and goods-lift slots?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Share the building’s contractor rules and we’ll work to them. All of Greater London is inside the ULEZ, and our planning allows for it

Does a hotel in Old Ford need to shut while its sealant is renewed?

Rarely, if ever. We take a few rooms out at a time. Housekeeping and our team agree each day’s rooms.

Which sealant will you use?

A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

What will the job cost?

There isn’t a price list, as every site differs. With photos or drawings, we can give you a fixed quote.

What sealant do you use in washrooms?

It depends on the joint. Most washroom joints take sanitary silicone while kitchens may need a food-safe grade.

Can weather delay the job?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Will all the toilets be closed at once?

Only the area we are working in is closed. Rooms go back into use once the sealant has cured and we start the next.

Do you need washroom sealing in Old Ford?

Panels and vanity units move slightly in use, and shower trays shift under foot. A bead that can’t cope with the movement splits along one edge.

Most enquiries start with one or more of the following:

  • Open joints at the base of cubicle panels
  • Open joints along basins and vanity units
  • Stained sealant around pans and urinals
  • Failed sealant in a tea point or staff kitchen

Healthcare estates like Mile End Hospital, 1.1 miles to the south-west of Old Ford, expect contractors to follow their permits and cleaning rules in every washroom.

Questions to ask before you book

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Whether primer will be used where the manufacturer specifies it
  • The named product and why it was chosen
  • Their public liability cover

Questions to ask before you appoint anyone

What happens if it’s left?

Open or mouldy joints are hard to keep hygienic which matters most in healthcare, food and education settings. A smooth, sealed joint can be cleaned properly. In a London building, a failed joint rarely affects only one party. Putting it right early is less disruptive than dealing with the consequences.

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.

What you get with us

  • 12 months’ guarantee on every job
  • Products installed to the manufacturer’s instructions
  • Fully insured, including public liability cover
  • Colour options checked against the specified product

Toilets, showers and kitchens around Old Ford

London offices and hotels typically can’t close all their washrooms at once, so we phase the work core by core or floor by floor with the building manager. Plenty of hotels sit less than 2 miles from Old Ford. Behind every hotel door there’s a bathroom whose sealant will need renewing sooner or later. The work can go floor by floor, agreed with housekeeping.

Customer toilets in retail centres such as Stratford Centre, 1 mile to the north-east of Old Ford, rarely close, so resealing is phased. Welfare facilities in units on estates such as Old Ford Trading Estate (under half a mile west of Old Ford) have showers, toilets and kitchens with sealant that works hard.

What sets the cost

To price the job, we consider:

  • How much there is to seal
  • Whether the work must be split into stages
  • Whether old sealant has to be cut out first
  • The product specified

We don’t publish prices, since every building and every scope is different. Call for a quote and we’ll price your job on its own details.

What to include in your enquiry

Diagnosis starts before we arrive. Tell us:

  • Your programme or deadline
  • The postcode of the building
  • Photos of the joints, close up and from further back
  • Specification clauses that apply

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.
