Washroom sealing in Milltimber

Closing all the facilities in a building isn’t an option. We phase the work one washroom, one bank of cubicles or one changing room at a time, so staff, guests or pupils always have somewhere to go. Give us your site hours and access windows and the phasing is planned around them. We work on IPS panels and cubicles, kitchens and tea points and accessible toilets and changing rooms, and the failures we’re asked to look at most are resealing that didn’t last because the old bead stayed and users noticing mouldy joints. Most enquiries from Milltimber start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Hospitality around smaller Scottish places like Milltimber tends to be seasonal, so washroom work is often best planned for quieter months.

Work we carry out comes with a 12-month guarantee. Should something we installed fail, call the office on 01277 525 020 or email drawings and photos and we will come back to it.

On site: what to expect

Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. Travel to smaller Scottish places like Milltimber is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. Outside work also needs a suitable weather window.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. A phasing plan keeps part of the building’s facilities in use at all times.
  3. The failed silicone is stripped and every face scraped clean of residue.
  4. We clean and dry every surface so the new sealant can grip.
  5. New sanitary silicone with anti-mould additives goes in and is tooled neat.
  6. You get a reopening time for every room, with signage left up until then.

Before we start on site

  • Let building users know which areas are affected
  • Send any specification or drawings in advance
  • Agree which areas must stay open

Getting a fixed quote

A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

Quoting for work in Milltimber

Your fixed quote is built from the real scope. It allows for:

  • The total length or number of joints
  • Distance, for remote addresses
  • Access and working height
  • Working within restricted access windows

Pricing washrooms and wet areas depends on how many there are, their condition and the access, and any specification that applies. Call for a quote.

What to include in your enquiry

A few photos plus some basic facts will normally do. Please tell us:

  • Asbestos survey details if the building is older
  • How the joints are reached, and at what height
  • Photos of the joints, close up and from further back
  • The postcode of the building

Tell us about the building, the joints and when you need the work done, and we will put a fixed quote together. To get it moving, give us a call on 01277 525 020 or email us.

Why deal with it now?

Sealing on top of old silicone saves nothing. Silicone won’t grip silicone, so it lifts and holds moisture underneath. Cutting out completely and cleaning back takes a little longer and lasts. Renewing every failing joint on one visit is the sensible approach for a place like Milltimber. Send photos and we will quote for everything together.

What a job costs comes down to the quantity of joints, what has to come out first and how the joints are reached. Call for a fixed quote once you have the details.

Common questions from Milltimber clients

Can you work around term dates at a campus such as Robert Gordon University?

Yes. We plan campus work around teaching, exams and residence turnarounds. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Do you work in occupied care homes around Milltimber?

Yes, with the manager deciding the order and timing of rooms. We follow the home’s own procedures throughout.

Is old silicone taken out first?

The whole of the old bead is removed and the surfaces cleaned before resealing. It’s the difference between a joint that lasts and one that peels.

Can you send site paperwork?

Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.

Will your applicators have CSCS cards?

Yes. Our applicators hold CSCS cards, which many sites require.

Can you clean the mould off instead of resealing?

Cleaning may lighten it, but the mould returns. New anti-mould sanitary silicone is the treatment and check the ventilation isn’t the cause.

Which silicone is right for commercial washrooms?

An anti-mould sanitary silicone in the majority of cases. Neutral-cure grades are used where acetoxy types could mark metals, stone or mirror backings.

Common problems we fix in Milltimber

We often find acrylic caulk or general-purpose sealant in joints that should have sanitary silicone. They don’t stand up to constant water and they discolour and fail early.

Site and facilities staff are often the first to spot these:

  • Stained or open joints at kitchen sinks and worktops
  • Complaints from staff, guests or users about tired washrooms
  • Panel joints letting water behind
  • Urinal joints that look unhygienic

Office toilets at parks like Prime Four Business Park (2.8 miles north of Milltimber) take steady weekday use, and mouldy silicone soon shows.

What your quote should include

  • Will RAMS and insurance details be available?
  • Whether their applicators hold CSCS cards
  • How they’ll work around occupants
  • Are they CHAS accredited or on Constructionline?

How to choose a sealant contractor

Busy facilities in and around Milltimber

Milltimber is on Scotland’s drier eastern side. Drier weather outside doesn’t help a washroom with poor extraction, where mould gets into silicone fast. Three care or nursing homes sit less than 2 miles from Milltimber. Care home wet rooms and en suites are used every day and cleaned hard, which tells on the silicone. Each room is kept out of use only as long as the sealant needs.

At a school such as International School of Aberdeen, changing rooms and kitchens need cleanable joints as much as the toilets. Healthcare washrooms on sites such as Woodend Hospital, 3.5 miles to the north-east of Milltimber, are resealed area by area, under the site’s own infection-control rules.

Milltimber is about 5 miles south-west of Aberdeen, in Aberdeen. Across the AB13 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. We work across 40 places in Aberdeen, large and small.

Postcode districts covered here: AB13 for washrooms and wet areas. Buildings on Station Road East, Station Road and Binghill Road West are within our area. Being close to the B979, Milltimber is easy to get to with materials and equipment. Further afield, our area takes in Aberdeen (5 miles north-east), Rosemount (5 miles north-east), Berryden (5 miles north-east), Ferryhill (5 miles east), New Aberdeen (6 miles north-east) and Dyce (7 miles north).

Keeping the joints sound

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Keep a record of which washrooms need attention
  • Report faulty extraction promptly
  • Include joints in routine washroom inspections
  • Mention any site permits or estates rules at quote stage

We hand each area back once the silicone has had the cure time the product needs. We’ll tell you when the wet areas can be used and signage stays in place until that time.

Leaks through tray and wet-floor joints can go unseen until a ceiling marks below. At that stage, boards or ceilings may need repair so failed joints are worth acting on quickly.

Site staff or a sealant specialist?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
