Washroom sealing for commercial buildings in Fearn

Not every silicone belongs in a washroom. Sanitary silicone contains additives that resist mould, and neutral-cure types are used where acetoxy silicone could attack some metals, stone or mirror backings. Where food contact is possible, we use a hygienic, food-safe grade. If you have gaps where vanity tops meet the wall and shower tray joints that have opened up, we can put it right, whatever the surface. A specialist sealant contractor works differently from a general builder: in Fearn, that means joint design, primers and backing rod as standard.

Travel to smaller places like Fearn is planned so the work is finished on one visit. Send photos and a room list and we will give a fixed quote.

We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

Questions about Fearn

Is Fearn too far out for you?

No. Small places get the same service as large ones. Our area covers all of Scotland, cities, towns and islands alike. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Do we have to close all our washrooms in Fearn for resealing?

Normally only some of them, for a short time. We work in phases so other facilities stay open. Sanitary silicone needs time to cure before the area is used, and we’ll tell you how long for the product used.

Which silicone is right for commercial washrooms?

Sanitary silicone with anti-mould additives in the majority of cases. Neutral-cure grades are used where acetoxy types could mark metals, stone or mirror backings.

Do you take on multi-site work?

Yes. Multi-site work and planned programmes are a core part of the service, planned site by site to suit how each building is used.

How long do sealant joints last?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.

How many days will you need on site?

It depends on the scope, but the work typically takes a morning or so for a small washroom, longer where showers and changing rooms are included. For bigger or phased jobs, we will set out a timescale with the quote.

Do you need washroom sealing in Fearn?

Low-level joints get hit by mop buckets, cleaning trolleys and feet at skirting lines, urinal bases and around pans.

Typical triggers for a call:

  • Urinal joints that look unhygienic
  • Kitchen worktop joints that can’t be kept clean
  • Complaints from staff, guests or users about tired washrooms
  • Failed joints along IPS and cubicle panels

En suites at hotels like Fearn Hotel (under half a mile west of Fearn) are cleaned daily, which wears silicone over time.

What your quote should include

  • Can the work be phased to keep areas open?
  • How the joint faces will be prepared and primed
  • Will CSCS-carded applicators be on site?
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

Questions to ask before you appoint anyone

Wet areas in Fearn’s workplaces

Fearn sits close to the coast, within about 3 miles, and coastal hotels, guest houses and holiday sites tend to fill up in the busy months. Washrooms used guest after guest wear their sanitary silicone faster, which is why off-season resealing makes sense. Fearn is on Scotland’s drier eastern side. Even so, a washroom that doesn’t dry out between uses will see mould get into its sealant.

Units at estates like Cadboll Industrial Estate (2 miles east of Fearn) have welfare blocks whose showers and toilets see shift after shift.

Fearn is about 13 miles north of Nairn, in Highland. Our applicators travel to Fearn for work on washrooms and wet areas, handled exactly as we handle every other area. Fearn is one of 256 places in Highland on our list for washrooms and wet areas. We also cover Aberdeen, around 80 miles from Fearn.

We take on washrooms and wet areas across the IV20 postcode area, whatever the building. If your building is just outside Fearn, we cover Hill of Fearn (1 mile north-west), Loans of Tullich (1 mile south-east), Balintore (2 miles south-east), Shandwick (2 miles south-east) and Arabella (2 miles south-west). Bigger towns within reach include Nairn (13 miles south), Tain (5 miles north-west), Alness (12 miles south-west), Dornoch (8 miles north), Invergordon (10 miles south-west) and Fortrose (15 miles south-west). Where a site is remote or on an island, travel and materials need planning ahead.

Around Fearn

The closest station to Fearn is Fearn station, about 1.5 miles west. Well-known places in the area include Milntown Castle (4.7 miles south-west). For a walk, there’s Loch Eye.

When something else is needed

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Water escaping beneath the floor rather than through a joint
  • Loose panels, vanity units or tiles, which need fixing first
  • A dripping waste or valve behind a panel

Not sure which it is? You can give us a call on 01277 525 020 or send details through our quote form and we’ll tell you honestly before you book.

Where we work in Fearn

  • Accessible toilets and changing rooms
  • Vanity units and basins
  • Showers, trays and wet room floors
  • IPS panels and cubicles
  • Kitchens and tea points

From enquiry to sign-off

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. Where we can, we combine work around Fearn with other jobs nearby. Let us know if your dates have any give.

  1. Every room is surveyed and the failed joints listed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. Old sealant is removed completely and the faces cleaned.
  4. Each joint is cleaned and left dry.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Each area is handed back when ready.

Preparing the site

  • Explain the parking and delivery arrangements
  • Move anything stored against the joints
  • Send your site hours and access windows

Advice

When to bring in a specialist

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.

Maintenance after handover

For the best life from the joints:

  • Squeegee showers and trays after busy periods
  • Don’t leave an open joint at a basin or tray
  • Clean sealant with gentle products and a soft cloth
  • Tell us about infection-control or permit rules before we quote

Include sealant joints in your planned maintenance checks. Check for mould spots, splits, lifting edges and open joints at trays, basins and urinals and log what you find.

Boards behind panels and vanity tops can swell when water gets past a failed joint. After that, those parts need replacing rather than resealing.

For managing agents and facilities managers

Building owners and managing agents use us on everything from one building to a spread of sites around Fearn. Several sites can go on one quote, which keeps the paperwork simple.

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Fearn can form part of a wider programme across Highland.
