About our washroom sealing in Arabella
Our washroom work covers offices, hotels, schools and colleges, leisure centres and gyms, clinics and care homes, plus the kitchens and tea points that go with them. Product and method follow how hard each area is used and cleaned. If you have open joints at the base of cubicle panels and open joints along basins and vanity units, we can help, whatever the surface. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Arabella, preparation and product choice get the time they need.
Around smaller places such as Arabella, washrooms and kitchens are found in hotels, pubs, schools, care homes and halls. Mould grows into sealant in any wet room that doesn’t dry out, and the answer is removal and a fresh bead of anti-mould silicone.
A 12-month guarantee applies to all our work. If an installation problem shows up, give us a call on 01277 525 020 or send photos by email and we will arrange a return visit.

Why deal with it now?
When a washroom looks worn, a refit isn’t the only answer. Where tiles, panels and fittings are sound, new sealant may be enough to put it right for now. Around smaller places like Arabella, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Resealing early avoids that.
Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

Diagnose, treat, sign off
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. Tell us who will meet us and how to get in at your building near Arabella. We will confirm the plan with the fixed quote.
- We survey each room, count the joints and note anything behind them that needs another trade.
- We agree which rooms close and when, so users always have somewhere to go.
- Failed silicone is removed completely and the surfaces cleaned of every trace.
- We clean and dry every surface so the new sealant can grip.
- A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
- You get a reopening time for every room, with signage left up until then.
What we need from you
- Clear stock, furniture or equipment away from the joints
- Arrange parking or a loading space
- Point out any areas we must not close

Your questions answered
What paperwork can you provide for a job in Arabella?
We will confirm the paperwork you need, such as RAMS, our insurance certificate and CSCS details, with the quote. Our applicators are CSCS-carded, and we carry £5m public liability insurance.
Must every washroom in our Arabella building shut while you work?
Not all at once. We take one block of facilities at a time. Sanitary silicone needs time to cure before the area is used, and we will tell you how long for the product used.
Is colour matching possible?
In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We’ll confirm the colours available for the specified product.
What if there’s asbestos in the old mastic?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.
What do you charge?
There isn’t a price list, as every site differs. Send photos or drawings and we’ll price it at a fixed figure.
Does weather matter for sealant work?
Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
How do you choose the sealant?
If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
General trades versus a specialist
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
How the job changes by surface
Changing rooms and gyms
Changing rooms in gyms and leisure centres stay wet and warm, so mould is a constant battle. Anti-mould sanitary silicone is the standard choice.
Kitchens and tea points
Kitchen joints need to be smooth and sealed so they can be cleaned properly. Food-safe sealants are used where food may touch the joint.
When to call us in Arabella
Much of the failed sealant we remove was applied over old silicone or residue. Silicone won’t adhere to a silicone bead, so it soon lets go.
Typical triggers for a call:
- Gaps where vanity tops meet the wall
- Failed sealant in a tea point or staff kitchen
- Panel joints letting water behind
- A new bead over an old one coming away
Around Arabella, washroom joints are resealed by removing the old silicone completely and laying anti-mould sanitary silicone on dry surfaces.
What to look for in a quote
- Their plan for phasing and protecting the area
- Which product they’ll use, and why it suits the joint
- What the guarantee covers, and for how long
- Proof of insurance
Keeping Arabella washrooms open while we work
Arabella lies within about 2 miles of the sea, and places by the sea often rely on visitors, so their hotels and holiday lets see heavy seasonal use. Washrooms used guest after guest wear their sanitary silicone faster, and the quieter months are the natural time to reseal. Arabella is on Scotland’s wetter western side. Washrooms with weak extraction stay damp in this climate, and mould finds the silicone first.
Phased work lets washrooms in and around Arabella stay partly open while sealant is renewed.

Keeping the joints sound
Your facilities or cleaning team can help the joints last. Pass these on to them:
- Mention any site permits or estates rules at quote stage
- Keep extract fans working and vents clear
- Keep washrooms out of use until we say the sealant has cured
- Avoid scourers and harsh descalers on silicone
Any failure in our workmanship within the 12-month guarantee is ours to put right. After that, a routine look catches failing joints early.
Mould in a joint spreads along the bead and into nearby grout, and complaints follow. Replacing it early keeps the job to a reseal.
