Washroom sealing in Evie
Accessible WCs, showers and changing areas have their own pinch points: shower trays, wet-room floor edges, basins and floor-to-wall junctions. An open joint there lets water track under flooring or behind wall panels, so we look at them closely. We work on vanity units and basins, accessible toilets and changing rooms and urinals and WCs, and the failures we’re asked to look at most are shower tray joints that have opened up and urinal joints that look unhygienic. Whether you call it commercial sealant work, mastic application or joint sealing, in Evie it comes down to the same thing: the right product in a properly prepared joint.
Around smaller places such as Evie, washrooms and kitchens are found in hotels, pubs, schools, care homes and halls. Black sealant typically can’t be cleaned, so it is removed and replaced with anti-mould sanitary silicone.
We stand by our work with a 12-month guarantee. That covers our preparation and application.

Do you need washroom sealing in Evie?
Much of the failed sealant we remove was applied over old silicone or residue. New silicone won’t grip the old so it peels away quickly.
It’s worth sending us details if you spot any of the following:
- Kitchen worktop joints that can’t be kept clean
- Failed sealant behind washroom basins
- Sealant laid over old silicone and now peeling
- Sealant stained black around basins and showers
In any commercial washroom in or near Evie, mouldy sealant is cut out rather than cleaned, and anti-mould sanitary silicone goes on clean, dry joints.

Your questions answered
Do we have to close all our washrooms in Evie for resealing?
Not all at once. We take one block of facilities at a time. Each area is handed back once the sealant has cured enough to use.
Will you travel to Evie on the island?
Yes, Evie is within the area we cover. We cover the whole of Scotland. We plan island jobs around the ferry and the forecast, and bring everything the job needs on the first crossing.
Is colour matching possible?
It depends on the product specified. Some ranges offer many colours, others very few, so we’ll confirm the colours available for the specified product with the quote.
How do you deal with asbestos in old sealant?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.
Will you come and look before quoting?
It depends on the job. Simple work can often be priced from photographs, while larger or less clear jobs get a site visit first.
Do you use special sealant for toilets and showers?
It depends on the joint. Most washroom joints take sanitary silicone while kitchens may need a food-safe grade.
How long before the toilets can reopen?
That varies with the sealant and the room temperature. You’ll get a reopening time for each area before we leave it.
Maintenance after handover
Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:
- Clear standing water from shower floors where possible
- Share your site rules when you send details
- Photograph and log failed joints across the estate
- Clean sealant with gentle products and a soft cloth
Each room goes back into use only when the sealant has cured enough. We’ll tell you when the wet areas can be used, and it helps if signs stay up until then.
Mouldy sealant only gets harder to ignore, and complaints follow. Replacing it early keeps the job to a reseal.
Sanitary sealant for Evie buildings
Evie sits close to the coast, within about 1 mile, and coastal hotels, guest houses and holiday sites tend to fill up in the busy months. Washrooms used guest after guest wear their sanitary silicone faster, so we plan the work for quieter weeks where possible. Being on an island, Evie means planning around ferry times as well as the weather. Photos and a room list let us plan the visit around the crossings.
Around Evie, we keep some washrooms open while others are resealed.
Evie is about 11 miles north-west of Kirkwall, in the Orkney Islands. We cover commercial sites throughout Evie, whether it’s a single job or part of a planned programme. We work across 51 places in the Orkney Islands, from busy centres to rural villages.
Work on washrooms and wet areas is covered throughout KW17. Being close to the A966, Evie is straightforward for us to reach. We also cover Tingwall (3 miles south-east), Settiscarth (5 miles south), Brinian (5 miles east), Abune-the-Hill (5 miles west) and Norseman (5 miles south) for washrooms and wet areas. Island and remote sites need extra planning, with travel, ferry crossings where needed and weather to allow for, so give the site location in your enquiry.

What we can’t put right
Being straight saves everyone time. Fresh joints won’t solve:
- A room that stays damp because ventilation isn’t working
- Failed tanking beneath a wet-room floor or behind tiles
- Loose panels, vanity units or tiles, which need fixing first
Not sure which it is? You can give us a call on 01277 525 020 or email a schedule or drawings and we will tell you honestly before you book.

Leave it or put it right?
Open or mouldy joints are hard to keep hygienic which matters most in healthcare, food and education settings. A smooth, sealed joint can be cleaned properly. Renewing every failing joint on one visit is the sensible approach for a place like Evie. Photos of each area help us quote the whole job.
Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.

How a job runs
Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself normally takes between a morning and a week or so, set by the number of rooms and the phasing you need, and our waste is bagged and taken away as we go. Travel to smaller Scottish places like Evie is planned so the job is finished in one visit where possible, so photographs, sizes and a full list matter. Outside work also needs a suitable weather window.
- We inspect each washroom and record the joints to be resealed.
- You get a fixed quote with the phasing plan.
- Old sealant is removed completely and the faces cleaned.
