Washroom sealing near Balnagask

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

What sets the cost

Quotes vary with the job. Expect it to depend on:

  • Induction, permit and paperwork requirements
  • Whether old sealant has to be cut out first
  • How much there is to seal
  • Joint width, depth and condition

The specified product makes a difference, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

Details that help us quote

The more we know, the firmer the quote. Helpful details to send:

  • Asbestos survey details if the building is older
  • The site address and postcode
  • How the joints are reached, and at what height
  • The type of building and who uses it

Tell us about the building, the joints and when you need the work done, and we will put a fixed quote together. To get it moving, ring 01277 525 020 or email drawings and photos.

How a job runs

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work normally takes between a morning and a week or so, set by the number of rooms and the phasing you need, and we clear our waste as we work. City jobs in Balnagask usually need parking and loading planned. Shared closes, stairs and the property factor may need to be part of the plan.

  1. Every room is surveyed and the failed joints listed.
  2. You get a fixed quote with the phasing plan.
  3. The whole of the old bead is removed.
  4. Each joint is cleaned and left dry.
  5. New anti-mould sealant goes in and is tooled neat.
  6. Each area is handed back when ready.

Preparing the site

Questions we’re asked in Balnagask

Could you schedule work at a campus like Robert Gordon University for the vacation?

Yes. We plan campus work around teaching, exams and residence turnarounds. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Do you take on work at healthcare sites like City Hospital?

Yes. We work in healthcare settings as well as offices and schools. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

How do you choose the sealant?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

How do I request a quote?

You can use the quote form on this site; alternatively, phone 01277 525 020 or email a schedule or drawings. Photos, drawings or a joint schedule help us quote quickly.

Will all the toilets be closed at once?

Only the area we’re working in is closed. Each room reopens after the sealant’s cure time, then we move on.

Can weather delay the job?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Is colour matching possible?

That depends on the product specified. Some ranges are wide, others limited, so we will confirm the colours available for the specified product with the quote.

Surface by surface

IPS and cubicle panels

Panels flex slightly in use so the bead needs to cope with it. Loose panels are flagged before any sealant goes on.

Basins and vanity tops

Stone and some composite tops need a neutral-cure sealant and we choose a neutral-cure grade for them.

Washroom sealing around Balnagask: how the place shapes the job

Balnagask sits close to the coast, within about 1 mile, and coastal hotels, guest houses and holiday sites tend to fill up in the busy months. Bathrooms turned round daily in the busy months need sound, cleanable joints, which is why off-season resealing makes sense. Balnagask is in the east of Scotland, which is drier than the west. Drier weather outside doesn’t help a washroom with poor extraction, where mould gets into silicone fast.

On an industrial estate such as East Tullos Industrial Estate, 0.8 miles to the south-west of Balnagask, staff toilets, showers and canteens are where sanitary sealant takes the most wear. For a hall at a building such as St Fittick's Church, resealing the kitchen and toilets can be fitted between bookings. For a campus such as Robert Gordon University, 1.5 miles to the north-west of Balnagask, showers in residences and washrooms in teaching blocks can be programmed around term dates.

Balnagask is about 1 mile east of Ferryhill, in Aberdeen. Anywhere in AB11, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. We work across 40 places in Aberdeen.

Business premises anywhere in AB11 and AB12 are within our area for washrooms and wet areas. Among the streets we cover are Abbey Road, Rockall Road and Abbey Square. If your building is just outside Balnagask, we cover Torry (1 mile north-west), Footdee (1 mile north), Tullos (1 mile south-west), New Aberdeen (1 mile north-west) and Altens (2 miles south). Bigger towns within reach include Dyce (7 miles north-west), Tillydrone (3 miles north-west), Cults (4 miles west), Braeside (3 miles west), Donside Village (3 miles north-west) and West End (3 miles west).

What’s near Balnagask

Locally, jobs take us to sites close to Robert Gordon's College and Duthie Park, among other places. For rail, the closest station is Aberdeen station, roughly 1.2 miles north-west of the centre. Nearby you will also find Tolbooth Museum (1.3 miles north-west) and Union Square Aberdeen (1.1 miles north-west). For a walk, there’s Lower Lake and Tullos Hill.

Why it’s worth doing now in Balnagask

Open or mouldy joints are hard to keep hygienic which matters most in healthcare, food and education settings. A smooth, sealed joint can be cleaned properly. In a tenement or shared city building, water from a failed joint can reach other owners’ property, which makes early repair simpler for everyone. Acting early avoids disputes and bigger repairs.

What a job costs comes down to the quantity of joints, what has to come out first and the access. Call for a fixed quote when you’re ready.

Why appoint us

  • Sealing commercial buildings since 2005
  • Joints cleaned back to sound surfaces
  • CSCS-carded applicators
  • RAL and finish matching where the product range allows

Read our cost guide or our accreditations.

After the work

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Share your site rules when you send details
  • Respect the cure time before reopening each room
  • Report faulty extraction promptly
  • Clean sealant with gentle products and a soft cloth

Keep extract fans working and vents clear. A room that stays damp will grow mould on almost anything so report fans that aren’t working to your building services team.

Leaks through tray and wet-floor joints can go unseen until a ceiling marks below. By then, other trades may be needed as well so failed joints are worth acting on quickly.

Doing it in-house

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.
