Washroom sealing for commercial buildings in Jedburgh

Accessible toilets, shower rooms and changing rooms have joints that work harder than most: shower trays, wet-room floor edges, basins and floor-to-wall junctions. Gaps in those places let water get under the floor or behind panels so they get particular attention. We work on urinals and WCs, accessible toilets and changing rooms and IPS panels and cubicles, and the failures we are asked to look at most are a new bead over an old one coming away and complaints from staff, guests or users about tired washrooms. Looking for mastic applicators who cover Jedburgh? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Hotels and holiday accommodation in rural Scotland have busy and quiet seasons, so washroom work is often best planned for quieter months.

We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Surface by surface

Kitchens and tea points

Worktop, sink and splashback joints in tea points take water and food. Sealed joints leave no gaps for food and dirt.

Healthcare and care settings

In healthcare, sealed joints are part of infection control. Your infection-control and estates rules are followed as well as site permits.

Doing it in-house

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Maintenance after handover

Keep the joints in good shape with a few simple steps:

  • Squeegee showers and trays after busy periods
  • Add sealant joints to planned maintenance checks
  • Leave signs up until the cure time is over
  • Make sure washroom ventilation is running

Add washroom sealant to routine inspections. Look for black spotting, cracks, peeling edges and gaps at the busiest fittings and photograph anything new.

Mouldy sealant only gets harder to ignore, and complaints follow. Dealing with it while it’s just the sealant keeps it simple.

Toilets, showers and kitchens around Jedburgh

There are several hotels within about 2 miles of Jedburgh. Each has en suites, back-of-house toilets and kitchens with sealant that moulds and splits. Jedburgh is on Scotland’s drier eastern side. Drier weather outside doesn’t help a washroom with poor extraction, where mould gets into silicone fast.

Schools such as Jedburgh Grammar School have toilets, changing rooms and kitchens that are best resealed in the holidays. Halls linked to places like Boston Church and Offices host groups all week, which is hard on kitchen and toilet sealant. On an industrial estate such as Bongate Industrial Estate, which lies north of Jedburgh, staff toilets, showers and canteens are where sanitary sealant takes the most wear.

Jedburgh is about 10 miles east of Hawick, in the Scottish Borders. Anywhere in TD8, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. Our the Scottish Borders coverage takes in 91 places. Edinburgh is covered too, around 41 miles from Jedburgh.

Our process

Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Tell us who will meet us and how to get in at your building near Jedburgh. We will confirm the plan with the fixed quote.

  1. First, the phasing is agreed so facilities stay open.
  2. Leaks, loose panels or damp are pointed out first.
  3. Failed sealant and residue are stripped out.
  4. The right sanitary or food-safe sealant is applied.
  5. We confirm reopening times for each washroom.

What we need from you

  • Warn occupants and staff about the work

What sets the cost

Your fixed quote is built from the real scope. It takes account of:

  • How accessible the joints are
  • Working within restricted access windows
  • Distance, for remote addresses
  • Which sealant the job calls for

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.

What we need to price the job

For an accurate fixed quote, we need a clear picture of the site. Useful things to include:

  • The asbestos register, for older buildings
  • The product your specification calls for
  • Drawings or a marked-up plan, if available
  • Whether the building will be occupied during the work

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to phone 01277 525 020 or use the quote form with what you know.

What happens if it’s left?

Water gets behind panels and under floors through a failed joint. In a commercial building that can mean damaged boards, stained ceilings on the floor below and odours which costs more to fix than a reseal. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Early resealing prevents it.

There’s no price list, since every building and every scope is different. Call for a quote and we will price your job on its own details.

Questions we’re asked in Jedburgh

Does a hotel in Jedburgh need to shut while its sealant is renewed?

Rarely. Rooms or floors are done in turn, so the rest of the hotel keeps trading. We agree the order of rooms and the timings with you before we start.

Is Jedburgh too far out for you?

No. Places such as Jedburgh are covered as much as the big towns. We cover the whole of Scotland. Where we can, we group nearby jobs to make the most of each trip.

Can you clean the mould off instead of resealing?

Not for long. Mould grows into the sealant itself so cleaning only lightens it for a while. Replacing the bead is the lasting answer.

Are you insured?

Yes. Our insurance certificate can be sent alongside the quote.

What about RAMS and site documents?

Each site asks for different documents, so tell us what you need and we will confirm it when we quote.

Do you do washroom sealing in healthcare settings?

Yes. We work to your estates and infection-control requirements and any site permits, and phase the work so areas keep facilities.

What will the job cost?

We don’t publish prices, because every site is different. Send photographs or drawings and we’ll price it at a fixed figure.
