Commercial sealant contractors in CM13: how it works
Failed sealant isn’t always the whole story. Water at a window perimeter might be coming from the frame, the cill or the wall behind while a movement joint that keeps tearing may simply be too narrow for the job. We look before we quote and tell you plainly if sealant won’t solve it, so nobody pays for a reseal that can’t hold. We work on window and door perimeters, floor and threshold joints and washrooms and tea points, and the failures we are asked to look at most are movement joints packed with grit and debris and external beads that have gone brittle and cracked.
Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then handed back before the next one starts.
- Site photos, drawings or a visit tell us what’s there and how it has failed.
- A fixed quote follows, with removal and preparation included.
- Sequence, access and working times are settled before the first joint is touched.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- We hand back each area with its cure time and our 12-month guarantee.
How we quote
The specified product makes a difference, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.

What’s near Brentwood
Locally, jobs take us to sites close to Becket Keys Church of England School, Weald Country Park and Church of St Thomas of Canterbury. Nearby too are St Helen's Catholic Junior School (under half a mile north), Sawyers Hall College (less than half a mile north-west) and The Dairyman pub (less than half a mile south). For rail, the closest station is Brentwood station, about 0.9 miles south of the centre. Nearby you’ll also find Brentwood Community Hospital (0.5 miles east). Green spaces nearby include Thorndon Park.
Commercial sealant contractors across CM13: the area picture
Across CM13, from Brentwood, Great Berry and Hutton Mount to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. Because we cover all of it, multi-site occupiers can bring every building under one quote.
London and the South East are among the drier parts of the UK, though outside work in CM13 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.
Brentwood: Shops and cafés around stations like Brentwood station, 0.9 miles to the south of Brentwood, trade from early, so work is timed around them. Offices at parks like Warley Hill Business Park (1.5 miles south of Brentwood) have receptions, kitchens and glazed partitions where a tidy joint matters.
What sets the cost
Before we quote, we look at:
- Site requirements such as inductions and permits
- Specialist products, such as fire-rated or hygienic sealants
- Backing rod, priming and other preparation
- How much there is to seal
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.
What we need to price the job
For an accurate fixed quote, we need a clear picture of the site. Send us:
- Whether the building will be occupied during the work
- How the joints are reached, and at what height
- Photos of the joints, close up and from further back
- Where the site is, with the postcode
Need a figure for a tender or a budget? Send the scope and any drawings, and we’ll return a fixed quote that you can work with. For a chat about it beforehand, call 01277 525 020 or email the details over.
Commercial clients in CM13
For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.
CHAS accredited and a Constructionline member, we are straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.
Honest limits
Sealant solves a lot, but not everything, and we’re upfront when that’s the case. It won’t fix:
- Water from a services leak rather than a joint
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- Misted, cracked or failed glazing units (a glazier’s job)
Keeping the joints sound
Your facilities or cleaning team can help the joints last. Pass these on to them:
- Respect the cure time before reopening an area
- Keep washroom and kitchen extraction working
- Deal with small splits before they become leaks
- Make sure contractors see the asbestos survey before cutting out old mastic
Our workmanship on each job is backed by a 12-month guarantee. Keep the handover details with your O&M or maintenance records.
An open joint in a food area or toilet collects dirt and moisture that cleaning can’t reach. Environmental health officers look at how cleanable surfaces are, which makes sound joints worth keeping on top of.
Surface by surface
Facade and cladding joints
On a facade, a failed joint is often only visible close up. Photos from a closer viewpoint help us price, with colours confirmed for the product chosen.
Fire-rated seals where specified
Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. The design and sign-off of fire stopping belong to the designer and building control.
Questions about CM13
Can areas stay open during the work?
Most of the buildings we work in stay occupied. Only the area being sealed is closed, and the sequence is agreed in advance, until its cure time has passed.
How soon can the area be used again?
That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.
Is your work guaranteed?
Our workmanship is guaranteed for 12 months. We’re fully insured for public liability as well.
Do you seal on top of existing sealant?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
What site paperwork can you provide?
Send your site requirements with the enquiry. From you, we’ll need the asbestos information for older buildings and any site rules.
How long does a job like this take?
The duration is planned around your programme and the access we’re given. You’ll have an expected duration with the quote.
Is the old sealant taken out first?
The old bead is stripped out first. After that come cleaning, primer where needed, backing and the new sealant.
