About commercial sealant contractors in SM7
We have applied sealant on commercial sites for over 20 years, and the paperwork side is in order: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. Let us know which site documents you need and they’ll be confirmed with the quote. We work on window and door perimeters, kitchen worktops and splashbacks and external facade joints, and the failures we’re asked to look at most are expansion joints with the sealant torn out and greasy, split joints in a kitchen or tea point.
Site rules come first: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, we take the joints in the sequence agreed with you.
- Send details through our quote form, or ask for a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Where parts of the building must stay open, the work is phased.
- Old sealant is cut out completely, never sealed over.
- Each joint gets a suitable sealant, laid to depth and tooled.
- We check the work with you, and the 12-month guarantee starts.

The closest station to Banstead is Banstead station, roughly 0.7 miles north-west of the centre. Shops, offices and hotels in SM7
The commercial stock in SM7 mixes older town-centre buildings with newer offices and units, in places such as Sutton, Banstead and Nork and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
We work across Greater London and the South East counties, so jobs in SM7 are planned with access, loading and parking in mind.
Banstead: On estates like Ullswater Industrial Estate, 2.9 miles to the east of Banstead, the office and welfare end of each unit has its own sealant to maintain. For premises near Banstead station (0.7 miles north-west of Banstead), footfall is part of the plan: work is phased so shops and offices keep trading.
What sealant work can’t fix
We check first that sealant really is the fix. It isn’t the answer for:
- Structural cracks or movement the joints weren’t designed for
- Leaks from pipework, wastes or valves (that’s plumbing)
- Broken glass or blown double-glazed units
Site staff or a sealant specialist?
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.
Why it fails
If sealant tears through its centre, it has failed cohesively. Typically the movement was too much for the sealant chosen because the bead was too thin, the joint over-stretched or the movement class wrong. The same product in the same joint tends to fail the same way, which is why we look at the joint design as well.
Clients usually get in touch after noticing something like this:
- Earlier reseals applied straight onto the failed bead
- Weathered facade sealant that no longer flexes
- Messy, uneven beads from earlier work that let the building down
- Gaps behind commercial kitchen worktops and sinks
Quoting for work in SM7
Your fixed quote is built from the real scope. It allows for:
- Quantities, in metres or numbers
- Distance, for remote addresses
- Removal of failed or old sealant
- Which sealant the job calls for
Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits.
Before you send an enquiry
A good diagnosis starts with the right details. Let us know:
- Rough lengths or quantities, or drawings if you have them
- What the building is and how it’s used
- Photos of the joints, close up and from further back
- Anything awkward about access or site hours
Need a figure for a tender or a budget? Send the scope and any drawings, and we’ll return a fixed quote you can plan around. For a chat about it beforehand, call the office on 01277 525 020 or email a schedule or drawings.

Your questions answered
Will your applicators have CSCS cards?
Yes. If you need card details for site access, let us know and we will send them with the quote.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.
Is SM7 in your area?
Yes. SM7 is in our area and the rest of Surrey. For a quote, speak to us on 01277 525 020 or email us.
Are you CHAS accredited?
Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
Could the old sealant in an older building contain asbestos?
We check the asbestos register or survey before any old sealant is disturbed. Managing asbestos is the dutyholder’s responsibility and removing it isn’t something we do.
Does weather matter for sealant work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
Will the building have to shut during the work?
It’s mostly about sequence: areas are phased, access windows agreed and enough washrooms or entrances left in use. Let us know what can’t close and we will work around it.
