Commercial sealant contractors across SM3: what to expect

Sealant joints are easy to overlook until one lets water in. We’re commercial sealant applicators for FMs, managing agents, landlords and contractors. We find out why the sealant joints failed, take them out and seal again using a sealant that suits the joint. Site teams most often ask us about greasy, split joints in a kitchen or tea point and hardened, chalky sealant on south-facing or exposed elevations, on kitchen worktops and splashbacks, washrooms and tea points and window and door perimeters.

On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work typically takes a few hours to several days on most single sites, depending on joint lengths and access.

  1. First, details come to us: photos, drawings or a schedule of the areas.
  2. The failure is diagnosed and a fixed quote issued for the work agreed.
  3. Before anything is cut out, we agree access, timings and sequence.
  4. We strip the failed bead and prepare both faces of the joint.
  5. We fit backing to the right depth, prime where specified and lay the new bead.
  6. Finished joints are checked with you and handed over with our 12-month guarantee.

How we quote

Around North Cheam

Around North Cheam, our work takes us to commercial buildings near Sutton College of Learning for Adults, Cheam High School and The Nonsuch Inn and the streets around them. Nearby too are Nonsuch Park (1 mile south), St Oswald Church (less than half a mile north-east) and Cheam Park Farm Primary Academy (less than half a mile north-east). North Cheam’s nearest station is West Sutton station, roughly 0.8 miles south-east. Other landmarks nearby include Chessington Castle Hill (3.2 miles west) and St. Anthony's Hospital (0.6 miles north). Green spaces nearby include Henman Hill and Derwent Floodwash.

Commercial premises across SM3

Commercial buildings across SM3 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.

London and the South East are among the drier parts of the UK, but external sealing in SM3 still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.

North Cheam: Shops and cafés around stations like West Sutton station, 0.8 miles south-east of North Cheam, trade from early, so work is timed around them. On estates like Kimpton Industrial Park, 0.6 miles to the north-east of North Cheam, the office and welfare end of each unit has its own sealant to maintain.

Owners, agents and contractors

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Sites in SM3 can sit alongside others in a wider programme across Greater London.

What sets the cost

The price varies from site to site. Expect it to depend on:

  • How much existing material needs removing
  • Whether the work must be split into stages
  • Site requirements such as inductions and permits
  • Distance, for remote addresses

Every site prices differently: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

Details that help us quote

Diagnosis starts before we arrive. Let us know:

  • Whether an asbestos survey exists
  • The site address and postcode
  • The product your specification calls for
  • Approximate linear metres or a joint schedule

Let us know the site, the scope and your timescale, and a fixed quote will follow. The easiest way is to call the office on 01277 525 020 or email us.

Why deal with it now?

A cheaper quote sometimes means the old bead stays in. Sealing over looks tidy at handover, then lifts once the joint starts moving. Our prices always include removal of the failed bead and full joint preparation, because that’s what makes the new bead last.

What your quote should include

  • How long is the guarantee, and what does it include?
  • Their approach to joint depth and backing
  • Are they CHAS accredited or on Constructionline?
  • Whether old or failed sealant will be cut out, not overlaid

When something else is needed

We check first that sealant really is the fix. It isn’t the answer for:

  • Roof leaks that only look like a joint problem
  • Leaks from pipework, wastes or valves (that’s plumbing)
  • Old mastic that tests positive for asbestos

When to bring in a specialist

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Your questions answered

Is failed sealant stripped out, or sealed over?

The old bead is stripped out first. After that come cleaning, primer where needed, backing and the new sealant.

Is your work guaranteed?

Our workmanship is guaranteed for 12 months. We’re fully insured for public liability as well.

How do you choose the sealant?

The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Do you check for asbestos before removing sealant?

In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.

Do you work directly for building managers?

Yes. We quote, schedule and report back in the way that suits your process, with a 12-month guarantee on the workmanship.

Can areas stay open during the work?

Phased work can be planned so areas stay in use. We plan around the site hours and access windows you give us.
