About commercial sealant contractors in N1P
How long a joint lasts is decided before any sealant leaves the gun. Old silicone gives new sealant nothing to grip, so every trace of it is removed. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead, and a backing rod limits the depth to give the sealant room to work. We work on window and door perimeters, kitchen worktops and splashbacks and external facade joints, and the usual reasons a site gets in touch are leaks that seem to come through a sealant line and greasy, split joints in a kitchen or tea point.
On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself usually taking as long as the agreed scope needs, from a single visit to a programme spread over several weeks.
- Send details through our quote form, or ask for a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Work is phased around your occupiers where areas need to stay in use.
- Every failed bead is removed rather than covered.
- A suitable product for each joint goes in at the right depth and is tooled.
- We check the work with you, and the 12-month guarantee starts.
Pricing in N1P

Commercial premises across N1P
Across N1P, from Hoxton, Angel and Pentonville to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.
London and the South East are among the drier parts of the UK, though outside work in N1P still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.
Hoxton: Trade counters and showrooms on estates such as Bayford Street Industrial Centre (to the east of Hoxton) need neat joints where customers see them. Occupiers with premises at both Bayford Street Industrial Centre and Frogmore Industrial Estate could have the sealant at each handled under one quote.
What sealant work can’t fix
We check first that sealant really is the fix. It isn’t the answer for:
- Broken glass or blown double-glazed units
- Water from a services leak rather than a joint
- Suspect materials that need testing and specialist removal
Aftercare for building managers
Keep the joints in good shape with a few simple steps:
- Deal with small splits before they become leaks
- Check sealant as part of routine building inspections
- Keep barriers up until the new sealant has cured
- Make sure contractors see the asbestos survey before cutting out old mastic
Brief your cleaning team on the joints that have been resealed. Scourers, blades and harsh products shorten a bead’s life.
Once sealant fails in a movement joint, grit and debris get in. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.
Site staff or a sealant specialist?
Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Building owners, agents and FMs in N1P
Main contractors use us as their sealant subcontractor. We work to your programme, your specification and your site rules.
Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.
What affects the price in N1P
Your fixed quote is built from the real scope. It allows for:
- Working within restricted access windows
- Whether old sealant has to be cut out first
- How accessible the joints are
- Joint width, depth and condition
The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.
What to include in your enquiry
A few photos plus some basic facts will normally do. It helps to include:
- Drawings or a marked-up plan, if available
- Whether the building will be occupied during the work
- Your programme or deadline
- The product your specification calls for
A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.
Your questions answered
Is the old sealant taken out first?
Every failed bead is cut out completely. Laying new silicone on old gives it nothing to grip; the faces are then cleaned and prepared.
Can you follow the specification on our project?
Yes. Send it with your enquiry, and we will price the work to it, flagging anything that needs clarifying.
Who decides which product is used?
A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
Do you seal on top of existing sealant?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Can weather delay the job?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
Could the old sealant in an older building contain asbestos?
It can, on some older buildings. So we check the register first and stop work on anything suspect until it’s tested. HSE guidance on asbestos is a useful reference.
Do your applicators hold CSCS cards?
Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.
