About commercial sealant contractors in MK4

On a commercial site, sealant turns up in more places than people expect: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Outside, it closes facade joints, frame perimeters and movement joints against the weather. We deal with internal and external sealant joints alike, matching the sealant to the location instead of using one product throughout. We work on window and door perimeters, external facade joints and floor and threshold joints, and the failures we are asked to look at most are earlier reseals applied straight onto the failed bead and wall and floor joints that have lost their seal.

Before we leave any area, we remove the tape, clean down and inspect every joint. Where the sealant needs time to cure before use, we tell you and sign the area.

  1. We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, and a site visit is booked where it helps.
  2. Next comes a diagnosis and a fixed quote.
  3. Before anything is cut out, we agree access, timings and sequence.
  4. We strip the failed bead and prepare both faces of the joint.
  5. The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
  6. Finished joints are checked with you and handed over with our 12-month guarantee.

What you’ll pay

The product called for affects the cost, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

Getting a fixed quote

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to ring 01277 525 020 or email us with what you know.

Local landmarks in Westcroft

Locally, jobs take us to sites close to Shenley Brook End School, Oxley Park Academy and Nut & Squirrel pub. The nearest railway station is Milton Keynes Central station, roughly 2.4 miles north-east. Well-known places in the area include The Holley/Cornelius Collection (2.3 miles east) and Bletchley Community Hospital (2.2 miles east). For a walk, there’s Furzton Lake and Blue Lagoon Park.

Shops, offices and hotels in MK4

Across MK4, from Bletchley, Furzton and Westcroft to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.

The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and MK4 is part of the area we cover.

Westcroft: Retail sites such as North Furzton Shopping Centre, 1.1 miles east of Westcroft, are typical of where shop-fit joints, frontages and staff areas need neat, colour-matched sealant. Sites a few miles apart, such as North Furzton Shopping Centre and Crownhill Business Park, can share one programme and one point of contact.

When something else is needed

Being straight saves everyone time. New sealant won’t cure:

  • Leaks from pipework, wastes or valves (that’s plumbing)
  • Structural cracks or movement the joints weren’t designed for
  • Suspect materials that need testing and specialist removal

After the work

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • Put external and wet-area joints on a regular inspection round
  • Keep a record of which joints were resealed and when
  • Keep abrasive pads and scrapers off resealed joints
  • Ask fit-out and M&E contractors to report any sealant they disturb

Keep an eye out for other trades after we have gone. When fittings are moved or cabling added, the sealant nearby is easily disturbed. Where work has disturbed a joint, just speak to us on 01277 525 020 or email drawings and photos for a quote.

Sealant rarely fails all at once across a building. A few splits this year normally mean more next year, so it makes sense to look at the wider elevation or block. We’ll tell you which sealant joints need doing first and which can wait.

General trades versus a specialist

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

Quoting for work in MK4

To price the job, we consider:

  • The size and state of each joint
  • The site’s rules and procedures
  • How much there is to seal
  • How accessible the joints are

The price depends on how many linear metres there are, how much old material needs removing and the access. Call for a quote once you have the details.

Before you send an enquiry

However big the job, the same details help:

  • The postcode of the building
  • Access details, including height
  • The product your specification calls for
  • Whether an asbestos survey exists

Send us photographs, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

Different surfaces, different methods

Window and door perimeters

Where frames meet the surrounding wall, sealant is the weather line. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.

Commercial kitchens and tea points

In kitchens, sealant lines at worktops, sinks and wall panels take heat, grease and daily cleaning. They’re degreased thoroughly before resealing.

Questions about MK4

Can you work to our specification?

Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it, flagging anything that needs clarifying.

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

Will the building have to shut during the work?

That comes down to planning: areas are phased, access windows agreed and enough washrooms or entrances left in use. Let us know what can’t close and we’ll work around it.

What guarantee do you give on resealing?

Our workmanship is guaranteed for 12 months. We are fully insured for public liability as well.

How is commercial sealant work priced?

Photos, drawings or a schedule of the joints are normally enough to start through our quote form. If a visit is needed we will book one, and a fixed quote follows.

Is it OK to apply fresh sealant over existing beads?

Removal of the failed sealant is always part of the job. Laying new silicone on old gives it nothing to grip, and the faces are brought back to sound, dry material before resealing.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
