Fire stopping across Westcroft

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

What we’re called out for in Westcroft

Fire stopping can get squeezed at the end of a programme, or done by whoever is on site. That is how unsuitable products and improvised details end up in compartment walls, which then have to be put right.

Typical triggers for a call:

  • Open linear gaps along the top of fire-resisting walls
  • Fire-rated sealant that has cracked or shrunk back
  • Penetration schedules that need working through
  • Builders’ foam or ordinary silicone in compartment walls

Workshops and IT rooms at colleges like Milton Keynes College, 2.6 miles north-east of Westcroft, are re-serviced often, leaving penetrations to seal.

What to look for in a quote

  • Their plan for phasing and protecting the area
  • Do they follow the manufacturer’s priming guidance?
  • How long is the guarantee, and what does it include?
  • How the existing material will be dealt with

How to choose a sealant contractor

Fire stopping in Westcroft, done properly

It helps to set out our role at the start. The designer, fire engineer or building control decides which fire stopping is required. What we bring is careful installation of the specified sealant, to the maker’s guidance on buildings around Westcroft. We work on linear gaps at wall heads, service gaps in risers and joints between fire-resisting walls and floors, and what we’re called in for most is openings left by services added after handover and hidden openings found during inspections. Most enquiries from Westcroft start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Around smaller places like Westcroft, many commercial buildings are conversions or extensions of older ones, so the wall or floor a service passes through isn’t always what the drawings assume. We match the product to the substrate and service, and say so if a collar, wrap or batt is the specified item.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Cost factors for service penetrations

Sealant work doesn’t have a standard rate, because every site is different. What we take into account:

  • Backing rod, priming and other preparation
  • How accessible the joints are
  • Removal of failed or old sealant
  • Induction, permit and paperwork requirements

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

What we need to price the job

Whether it’s one area or a whole building, these details speed things up:

  • What the building is and how it’s used
  • The product your specification calls for
  • When you need the work done
  • Drawings or a marked-up plan, if available

Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to call the office on 01277 525 020 or send photos by email with what you know.

Aftercare for building managers

After handover, a little attention goes a long way:

  • Get seals inspected before ceilings and boxing close
  • Keep product data and details in the fire safety file
  • Brief every trade that openings they make must be sealed
  • Treat an open penetration as a priority repair

Store the specified product details somewhere the next contractor can find them. It makes later repairs much easier to match.

Write fire stopping into the scope of any work crossing a compartment wall or floor. That way the opening is sealed while the trade and access are still there, not months later.

Surface by surface

Small ducts

Small ductwork can sometimes be sealed with sealant where the tested detail includes it. Bigger ducts and fire-resisting ductwork are normally handled with other products, and we will say if that applies.

Risers and ceiling voids

Service risers and the voids above ceilings are where openings collect. Access is often tight, so we agree it with you in advance, including keys, permits and any isolations.

Leave it or put it right?

Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. Putting it right is normally a modest job when the openings are accessible. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. Small buildings around Westcroft suffer from failed joints as much as large ones. Catching it early means a reseal rather than repairs.

There’s no price list, because the scope varies so much from one building to the next. Call for a quote.

Our process

When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work normally takes a single visit for a short list of penetrations, or a phased programme for a whole building. Work in places the size of Westcroft is planned as a single visit where we can. Clear photos and measurements help us bring the right products.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Before we start on site

  • Confirm the product named in the specification
  • Tell us your opening times and when work is allowed
  • Share the asbestos register for older buildings

Westcroft: questions and answers

Can you take on a job at a hospital such as Bletchley Community Hospital?

Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.

Can you work around term dates at a campus such as University of Bedfordshire Milton Keynes Campus?

Yes, holiday working periods are the norm on campus jobs. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Is the BS 476 change in 2029 relevant to fire stopping?

In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029, with transitional arrangements set by the Government. After that, the European classification under BS EN 13501-2 is the route. Product selection stays with your designer.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Which standards are fire seals tested to?

BS EN 1366-3 covers penetration seals and BS EN 1366-4 covers linear joints. Classification follows BS EN 13501-2 as E for integrity and I for insulation, with a time such as EI 60 or EI 120. The rating applies to the product as tested.

What site paperwork can you supply?

Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.

Can you seal any opening with fire-rated sealant?

No. A sealant’s evidence covers set services, gaps and wall or floor types. Outside that, a different product is needed, as set out by the designer.
