Our commercial sealant contractors service in MK7
Sealant joints are easy to overlook until one lets water in, and in an occupied building failure normally announces itself as a stained ceiling or an unhappy tenant. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors with sites in MK7. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. Site teams most often ask us about expansion joints with the sealant torn out and smeared sealant across finishes from a rushed job, on external facade joints, movement joints in walls and floors and kitchen worktops and splashbacks.
Working in a building that stays open takes some planning. We sign and contain the area we’re in, with routes through the building left open and move on in phases so staff and visitors can carry on around us.
- Site photos, drawings or a visit tell us what’s there and how it has failed.
- You get a fixed quote covering removal, preparation and the new sealant.
- We agree the order of work, access windows and site hours with you.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- We hand back each area with its cure time and our 12-month guarantee.
How we quote
The price depends on how many linear metres there are, how much old material needs removing and the access. Call for a fixed quote when you’re ready.
Why choose Mastic Doctor

- Fully insured
- A range of standard colours, depending on the product

Quotes
A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.
Around Walton
In Walton, that means premises near Church of St Thomas, The Redway School and The Caldecotte Arms and the streets around them. Nearby too are Walton High (0.5 miles north-east) and Heronsgate School (under half a mile east). The closest station to Walton is Bow Brickhill station, roughly 0.9 miles south of the centre. Well-known places in the area include The Holley/Cornelius Collection (2.3 miles south-west) and Central Milton Keynes Shopping Centre (3 miles north-west). For a walk, there’s Caldecotte Lake and Blue Lagoon Park.
Shops, offices and hotels in MK7
Across MK7, from Middleton, Fenny Stratford and Kingston to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.
London and the South East are among the drier parts of the UK, but external sealing in MK7 still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.
Walton: If you run an office at a site such as Caldecotte Business Park (0.9 miles south of Walton), the sealant at reception desks, tea points and frames ages with each fit-out. Refits at hotels like Woughton House Hotel (1.3 miles north-west of Walton) bring joints at vanity tops, bars and reception desks that guests see every day.
After the work
Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:
- On pre-2000 buildings, share the asbestos information before work starts
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Add sealant to the planned maintenance inspection list
- Keep washroom and kitchen extraction working
Later works are the usual way new joints get damaged. When fittings are moved or cabling added, the sealant nearby is easily disturbed, and it’s easy to forget to reseal afterwards. If that happens, call 01277 525 020 or email drawings and photos and we’ll price putting it right.
Once sealant fails in a movement joint, grit and debris get in. The joint can no longer close, so its edges crack or spall. That turns a sealant job into something bigger.
Leave it or put it right?
Some managers wait for a fit-out before touching the mastic. For internal joints that are only cosmetic, that can make sense, but a joint letting water in now keeps doing damage until the refurb arrives. Splitting the scope into now and later is often the sensible compromise.
What your quote should include
- Their plan for phasing and protecting the area
- Whether primer will be used where the manufacturer specifies it
- The terms of the workmanship guarantee
- Will CSCS-carded applicators be on site?
What sets the cost
Before we quote, we look at:
- The total length or number of joints
- The product specified
- Distance, for remote addresses
- How much existing material needs removing
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.
Before you send an enquiry
A good diagnosis starts with the right details. Let us know:
- Any specification or named product
- When you need the work done
- How the joints are reached, and at what height
- What the building is and how it’s used
Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, give us a call on 01277 525 020 or send details through our quote form.
Why it fails
Washrooms and kitchens wear sealant out in their own way. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant; when mould is in the body of the sealant, no cleaner will shift it. Replacement with a sanitary anti-mould silicone is the lasting answer.
Any of the following is a good reason to get the joints checked over:
- Window and door perimeter joints that have cracked open
- External beads that have gone brittle and cracked
- Damp patches where an external joint has failed
- Sanitary sealant that has gone black and patchy
Work for main contractors and building owners
As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.
Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.
Questions we are asked in MK7
Do you work to architects’ specifications?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.
Can you handle sealant work across several sites?
Yes. Send a list of addresses and what’s needed at each, and we will put together a fixed quote and a sensible order of work.
What do you need from us to quote?
Start with whatever information is to hand. Questions or a site visit follow where needed, and then a fixed quote for the agreed scope.
What about asbestos in old mastic?
Some older mastics did contain asbestos. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested.
Do you hold CHAS accreditation?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Are your applicators CSCS-carded?
Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.
Is the old sealant taken out first?
Removal comes first, every time. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.
