Commercial sealant contractors in MK2: how it works
On a commercial site, sealant turns up in more places than people expect: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Externally it keeps rain out of frame perimeters, panel joints and movement joints. We deal with internal and external sealant joints alike, matching the sealant to the location instead of using one product throughout. We work on washrooms and tea points, window and door perimeters and kitchen worktops and splashbacks, and the failures we’re asked to look at most are greasy, split joints in a kitchen or tea point and earlier reseals applied straight onto the failed bead.
Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then reopened once the sealant allows before the next one starts.
- You send photographs, drawings or a list of the joints and areas involved, or we arrange a site visit.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- Before anything is cut out, we agree access, timings and sequence.
- We strip the failed bead and prepare both faces of the joint.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- Each area is inspected, signed off and backed by our 12-month guarantee.
How we quote
The product called for affects the cost, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.
What you get with us
- CSCS-carded applicators
- Old sealant cut out, never sealed over
- Commercial sealant work since 2005
- Coloured sealants to suit the setting, where available

Where commercial joints are in MK2
From Bletchley, Bletchley and Fenny Stratford and Fenny Stratford outwards, MK2 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and MK2 is part of the area we cover.
Bletchley and Fenny Stratford: Units at places like North Furzton Shopping Centre, 2.2 miles north-west of Bletchley and Fenny Stratford, are refitted as brands change, and the joints have to suit each new scheme. Sites a few miles apart, such as South Caldecotte Business Park and Mount Farm Industrial Estate, can share one programme and one point of contact.
Why deal with it now?
Leaving a failed joint rarely saves money. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below, which brings decorators and flooring contractors into the repair. Dealing with it while the damage stops at the bead is the cheaper route.
What your quote should include
- How joint depth will be controlled
- What site paperwork they can supply
- Who will actually carry out the work
- Their plan for phasing and protecting the area
Commercial clients in MK2
Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.
Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.
Honest limits
We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:
- Misted, cracked or failed glazing units (a glazier’s job)
- Suspect materials that need testing and specialist removal
- Leaking roofs, gutters or flat-roof membranes (those need a roofer)
What sets the cost
Sealant work doesn’t have a standard rate, because every site is different. What we look at:
- Location, for remote and island sites
- Site requirements such as inductions and permits
- Removal of failed or old sealant
- Joint width, depth and condition
What a job costs comes down to the quantity of joints, what has to come out first and the access. Call for a fixed quote when you’re ready.
What we need to price the job
We can often quote from photographs and a few details. Please tell us:
- Whether an asbestos survey exists
- The site address and postcode
- The product your specification calls for
- Approximate linear metres or a joint schedule
To get a fixed quote, give us a call on 01277 525 020 or use the quote form, telling us the site location and the nature of the job. You can also send details through our quote form.
Surface by surface
Movement joints in walls and floors
Brickwork, blockwork and floor slabs all have movement joints that need a flexible seal. Failed seals let grit and water in, and the edges start to suffer. The joints are resealed using a sealant matched to the movement and any traffic.
Fire-rated seals where specified
Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. The design and sign-off of fire stopping belong to the designer and building control, and we install to the specification.
Common questions from MK2 clients
How long will the new sealant last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.
How is commercial sealant work priced?
Send photos, drawings or a list of locations through the quote form on this site. Where we need to see it, we will arrange a site visit, then send a fixed quote.
How do you keep disruption to occupiers down?
That comes down to planning: we agree access windows, phase the work and keep enough facilities open. Let us know what can’t close and we will work around it.
How long does a job like this take?
It depends on the scope, though a typical visit normally takes part of a day on a small job and longer where several buildings or phases are involved. Larger or phased jobs take longer, and we will give you a timescale with the quote.
Is failed sealant stripped out, or sealed over?
Every scrap of failed sealant is removed before the new bead goes on. A bead laid on old silicone peels away and isn’t worth paying for.
Do you hold CHAS accreditation?
Yes. We are CHAS accredited and a Constructionline member.
Will you just go over the old sealant?
No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
