Commercial sealant contractors across KY5: what to expect
How long a joint lasts is decided before any sealant leaves the gun. Silicone has no grip on cured silicone, so the failed bead is cut out completely. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead. We work on washrooms and tea points, floor and threshold joints and kitchen worktops and splashbacks, and the failures we are asked to look at most are sanitary sealant that has gone black and patchy and messy, uneven beads from earlier work that let the building down.
Diagnose, treat, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off.
- You send photos, drawings or a list of the joints and areas involved.
- We work out why the joints have failed and fix a quote for the agreed scope.
- Site hours, access windows and the order of areas are agreed before we start.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- We walk the completed areas with you and sign them off under the 12-month guarantee.

Shops, offices and hotels in KY5

Our work reaches every part of Scotland, cities and islands alike, KY5 among them. Longer journeys are planned so each job is done in one go if at all possible.
Lochgelly: Offices at parks like Lochgelly Business Park, 0.5 miles to the north-east of Lochgelly, have receptions, kitchens and glazed partitions where a tidy joint matters. In a retail centre such as Cowdenbeath Retail Park (1.6 miles south-west of Lochgelly), new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish.
Owners, agents and contractors
CHAS accredited and a Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.
FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
When it isn’t the sealant
Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be any of the following:
- Cracking that needs a structural engineer to look at it
- Broken glass or blown double-glazed units
- Suspect materials that need testing and specialist removal
Surface by surface
Shop fronts and retail fit-outs
Retail work normally has to fit around trading. We plan around the access windows the store gives us, phasing areas so the shop floor stays usable.
Washrooms and toilets
Washroom joints take water, cleaning chemicals and constant use. Old sealant comes out and a sanitary silicone with anti-mould additives goes in, phasing the rooms so not every toilet is closed at once.
What sets the cost
To price the job, we consider:
- Which sealant the job calls for
- How accessible the joints are
- Location, for remote and island sites
- The total length or number of joints
The product called for affects the cost, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
What to include in your enquiry
Good information means a firmer quote. Helpful details to send:
- Rough lengths or quantities, or drawings if you have them
- Whether an asbestos survey exists
- Anything awkward about access or site hours
- The type of building and who uses it
A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.
After the work
For the best life from the joints:
- Keep washroom and kitchen extraction working
- Keep a record of which joints were resealed and when
- Report cracked or peeling sealant early
- Don’t let cleaning or traffic back on before the cure time is up
Brief your cleaning team on the joints that have been resealed. Scourers, blades and harsh products shorten a bead’s life; a mild cleaner is all most joints need.
In kitchens and washrooms, a failed joint is a cleaning problem as well as a leak risk. Cleanability is something environmental health officers pay attention to, so sound, smooth joints matter.
FAQs: KY5
Does weather matter for sealant work?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
Who decides which product is used?
Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
Does commercial sealant work come with a guarantee?
Our workmanship on each job is backed by a 12-month guarantee. We’re fully insured for public liability as well.
Will the building have to shut during the work?
It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we are sealing.
How long do sealant joints last?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
Could the old sealant in an older building contain asbestos?
We check the asbestos register or survey before any old sealant is disturbed. Managing asbestos is the dutyholder’s responsibility and removing it isn’t something we do.
Will your applicators have CSCS cards?
Yes. Our applicators hold CSCS cards, as many construction sites ask for.
