About commercial sealant contractors in KY6
On a commercial site, sealant turns up in more places than people expect: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Externally it keeps rain out of frame perimeters, panel joints and movement joints. Our applicators work on both the inside and the outside of the building. The enquiries we see most involve earlier reseals applied straight onto the failed bead and wall and floor joints that have lost their seal, across window and door perimeters, washrooms and tea points and kitchen worktops and splashbacks.
When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself typically taking anything from part of a day on a short run of joints to several weeks on a large phased package.
- Site photos, drawings or a visit tell us what’s there and how it has failed.
- A fixed quote follows, with removal and preparation included.
- Sequence, access and working times are settled before the first joint is touched.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- Completed areas are signed off with you under our 12-month guarantee.
What you’ll pay
The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a quote when you’re ready.
What you get with us

Quotes
Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.
Local landmarks in Macedonia
Recent enquiries here include premises near Glenwood High School, Riverside Park and Old Anti Burgher Kirk and the streets around them. The nearest railway station is Markinch station, roughly 2.7 miles east. A little further out are Strathenry Castle (2 miles west) and Kingdom Shopping Centre (1 mile east). For a walk, there’s East Lomond.
Where commercial joints are in KY6
From Glenrothes, Macedonia and Collydean outwards, KY6 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.
Our area covers every Scottish council area, KY6 included. Travel is planned so the work is finished in as few trips as we can.
Macedonia: For a hotel such as Greenside Hotel, 0.6 miles to the north of Macedonia, the colour of a joint at the bar or the bath matters to the look of the room. Occupiers with premises at both Whitehill Industrial Estate and Queensway Industrial Estate could have the sealant at each handled under one quote.
Doing it in-house
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
Keeping the joints sound
Once the work is signed off, a little attention goes a long way:
- Don’t let cleaning or traffic back on before the cure time is up
- Check the asbestos register before anyone disturbs old sealant in an older building
- Make sure ventilation in wet areas is switched on and working
- Report cracked or peeling sealant early
Good ventilation keeps wet-area sealant in better condition. Fans that are broken or switched off leave joints damp for longer, and mould follows damp. Your maintenance team can look at extract fans at the same time.
Each spell of wet weather pushes more water through an open joint. Behind a panel or frame, that water can sit unseen for a long time. Resealing early keeps the problem in the sealant and out of the building.
Cost factors for sealant joints
What shapes the price:
- Location, for remote and island sites
- Induction, permit and paperwork requirements
- The product specified
- Phasing around occupants
The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
Before you send an enquiry
Diagnosis starts before we arrive. Let us know:
- Approximate linear metres or a joint schedule
- Clear photos of the problem areas
- The postcode of the building
- Access details, including height
The quickest route to a quote is a few photographs and the site postcode. Send them through the quote form, or ring 01277 525 020 or email the details over if you’d rather talk the job through.
How the job changes by surface
Washrooms and toilets
Black sealant in a toilet block is normally beyond cleaning. Replacement is the fix: strip, clean, dry and reseal, room by room if that suits the building.
Fire-rated seals where specified
Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. The design and sign-off of fire stopping belong to the designer and building control, and we install to the specification.
When something else is needed
We check first that sealant really is the fix. It isn’t the answer for:
- A failed roof covering or waterproofing membrane
- Water from a services leak rather than a joint
- Cracking that needs a structural engineer to look at it
FAQs: KY6
Which site documents can you send us?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We’re CHAS accredited and a Constructionline member, with five million pounds of public liability insurance.
Will your applicators have CSCS cards?
Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.
Is it OK to apply fresh sealant over existing beads?
Full removal is part of every quote. A bead laid on old silicone peels away and isn’t worth paying for.
How long does a job like this take?
The duration is planned around your programme and the access we are given. We will give you an estimate of time on site when we quote.
How do you choose the sealant?
If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
How do we get a quote?
Photos, drawings or a schedule of the joints are usually enough to start. If a visit is needed we’ll book one, and a fixed quote follows.
Is your work guaranteed?
The work is guaranteed for 12 months. Should anything we did fail within that period, let us know.
