Our commercial sealant contractors service in Fife
Commercial occupiers rarely want a floor out of action for sealant work. Tell us your site hours and access windows and we’ll plan around them; phasing keeps some washrooms, kitchens or entrances available while others are done. That applies whether the building is an office, a shop, a hotel, a college or a care home. The enquiries we see most involve hardened, chalky sealant on south-facing or exposed elevations and earlier reseals applied straight onto the failed bead, across external facade joints, kitchen worktops and splashbacks and floor and threshold joints.
In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then handed back before we move to the next.
- First, details come to us: photographs, drawings or a schedule of the areas, and a site visit is booked where it helps.
- We work out why the joints have failed and fix a quote for the agreed scope.
- Before anything is cut out, we agree access, timings and sequence.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Each area is inspected, signed off and backed by our 12-month guarantee.
How we quote

Around Dunfermline
Around Dunfermline, our work takes us to commercial buildings near Dunfermline High School, Pittencrieff Park and St Leonard's Parish Church and the streets around them. The nearest railway station is Dunfermline City station, roughly 0.7 miles west. Well-known places in the area include Queen Margaret Hospital (1 mile north) and Dunfermline Palace (1.2 miles west). Not far away are Loch Fitty.
Where commercial joints are in Fife
Shop fits, office refurbishments and hotel refits in towns such as Dunfermline, Kirkcaldy and Glenrothes all leave joints that need sealing. Visible joints call for a matched colour and a clean tooled finish.
Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so the factor is often the first contact for work on shared parts. Fife includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.
Dunfermline: Refits at hotels like Garvock House Hotel, less than half a mile to the north-west of Dunfermline, bring joints at vanity tops, bars and reception desks that guests see every day. A unit on an estate like Lyneburn Industrial Estate, 0.7 miles to the north-east of Dunfermline, normally has an office front, a trade counter and staff facilities with joints of their own.
Why act early?
Before budgeting for new frames, cubicles or worktops, check whether it’s just the sealant. In many cases the element is fine and only the seal around it has given up. A careful reseal is a far smaller undertaking than replacement, though we’ll tell you honestly if the element itself is the problem.
Questions to ask before you book
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
- Whether their applicators hold CSCS cards
- How the existing material will be dealt with
- Can the work be phased to keep areas open?
Different surfaces, different methods
Facade and cladding joints
Facade sealant failures can be hard to spot from the ground. Close-up photographs or a site visit tell us what’s needed, with colours confirmed for the product chosen.
Movement joints in walls and floors
Brickwork, blockwork and floor slabs all have movement joints that need a flexible seal. Failed seals let grit and water in, and the edges start to suffer. The new sealant is chosen for the movement and, on floors, the traffic.
When to bring in a specialist
A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
Looking after the joints
After handover, these steps help:
- Check joints after other trades have worked nearby
- Keep barriers up until the new sealant has cured
- Make sure ventilation in wet areas is switched on and working
- Note dates and locations of sealant work for future planning
We stand behind the workmanship with a 12-month guarantee. Keep the handover details with your O&M or maintenance records, and tell us if a joint we sealed gives trouble within that time.
Each spell of wet weather pushes more water through an open joint. It can run into cavities, insulation and internal finishes long before anyone sees a stain. Resealing early keeps the problem in the sealant and out of the building.
When something else is needed
A few problems need another trade or a different fix, and we say so rather than covering them up:
- Structural cracks or movement the joints weren’t designed for
- A failed roof covering or waterproofing membrane
- Misted, cracked or failed glazing units (a glazier’s job)
Questions we’re asked in Fife
Are you CHAS accredited and on Constructionline?
Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.
Does weather matter for sealant work?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
Could the old sealant in an older building contain asbestos?
It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.
What guarantee do you give on resealing?
A 12-month guarantee covers the workmanship, starting at sign-off. Keeping joints clean and inspected helps them last well beyond that.
What site paperwork can you provide?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We are CHAS accredited and a Constructionline member, with five million pounds of public liability insurance.
Is it OK to apply fresh sealant over existing beads?
Removal of the failed sealant is always part of the job. Laying new silicone on old gives it nothing to grip.
How long does a job like this take?
That varies with the scale of the job, though a typical visit normally takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks. Larger or phased jobs take longer, and we will give you a timescale with the quote.
